'Temporary detour, not a derailment': RBC on latest market slowdown
August brought a slight pause to Canada’s housing market, with home resales dipping by 0.7%. Across Greater Vancouver and nearby communities, I’m seeing a range of trends—some areas are experiencing price adjustments, others are holding steady. For many buyers, facing higher payments at mortgage renewal time is a real hurdle. Despite these headwinds, inventory remains balanced, supported by relatively stable borrowing costs. As always, I’m here to help clients navigate these shifts and make confident choices, whether they’re exploring a first purchase or considering a move within our vibrant region.

Gen Z buyers lead every generation on affordability trade-offs
I've noticed an interesting trend among Gen Z homebuyers: they're proving to be the most adaptable generation when it comes to affordability. Many are open to trimming their budgets and even choosing smaller homes in order to make property ownership a reality. In Canada, we're especially seeing this willingness to downsize, while buyers in the UK tend to hold out for more space. As someone who helps clients navigate the Vancouver market, I see firsthand how flexibility and creative thinking can open doors—sometimes, the right fit means reimagining what 'home' looks like. If you're weighing your options, know that a strategic approach can make all the difference.

Home affordability finds its footing, but rising rates could change that
It’s encouraging to see some stability returning to home affordability, particularly here in Greater Vancouver. In August, Canada’s average five-year fixed mortgage rate reached 4.55%, with only a minor effect on most buyers' payments. The real story is the boost in affordability driven by declining home prices, a trend we’re seeing in Vancouver, as well as Toronto and Montréal. As someone who helps clients navigate the ups and downs of our local market, I’m always watching these shifts closely. It’s a reminder that even as rates move, changing prices can present different opportunities for buyers and sellers alike.

Vancouver, Winnipeg Expand Housing with Resilient Flood Zone Plans
It’s noteworthy that cities like Vancouver and Winnipeg are seeing more residential development in high flood hazard zones, a trend highlighted by recent StatsCan data. With ongoing efforts to address housing supply shortages, new builds are rising in areas throughout Manitoba, Saskatchewan, and B.C.—including right here in Greater Vancouver. As someone who helps clients navigate their real estate journeys, I keep a close eye on how environmental factors like flood risk intersect with housing options in our market. These developments can have a significant impact on both homebuyers and homeowners in our region.

In Vancouver, Square Footage Isn't the Only Kind of Space
Living in Vancouver, I've learned that 'space' means more than just square footage. Here, a home often comes with sweeping views of the North Shore mountains or the coastline—sometimes just outside your window, sometimes a short drive away. Many properties in Greater Vancouver offer this daily connection to nature, even from the heart of downtown, where mountain peaks rise above city rooftops on a clear September day. As someone who helps clients navigate these choices, I see firsthand how the trade-off between extra room and breathtaking scenery shapes decisions. Would you choose a larger home farther out, or the unique experience of living close to Vancouver’s iconic landscapes? It’s a question I love exploring with clients across the city.

More Choices for Homebuyers in Metro Vancouver and Fraser Valley
As we move into fall, both Metro Vancouver and the Fraser Valley are shifting toward a buyer’s market. Metro Vancouver has seen a 4.6% drop in sales, with benchmark prices dipping 5.6% to $1,081,900 and inventory sitting 26.2% above the average. The Fraser Valley is experiencing similar trends, including a 7% price decrease and softer sales. These market changes open doors for buyers looking for more choice and negotiation power. At LawRealty, I’m continually monitoring these shifts to help clients navigate their real estate options across Greater Vancouver and beyond.

Vancouver Housing Stays Globally Desirable
Vancouver continues to hold its own as one of the world’s most desirable cities, ranking 24th out of 1,000 global cities thanks to strong economic fundamentals and exceptional human talent. While this global appeal keeps our city on the map, housing affordability remains a real challenge—Vancouver’s median multiple is close to 11, making it one of the least affordable major markets worldwide. Many locals spend a larger share of their income on housing than almost anywhere else, and a persistent supply gap, along with slower housing starts projected through 2026, means broader affordability improvements have yet to reach many buyers. As someone who helps clients navigate these realities every day in Greater Vancouver, I see firsthand how these factors shape real estate decisions. Vancouver’s allure is undeniable, but understanding the landscape is key to making confident moves in our dynamic market.

Metro Vancouver and Fraser Valley Sales Soften
As we moved through mid-Q3, the Metro Vancouver and Fraser Valley markets experienced a softer sales pace, with 1,900 residential transactions marking a quieter close to the summer of 2026. The composite benchmark price settled at $1.08M, showing a slight month-over-month dip as the market continued to lean in favor of buyers. Active inventory climbed to 15,800 properties, expanding options and increasing competition among sellers as everyone works to stand out locally. Detached homes felt the biggest adjustment, now benchmarking at $1.8M, while apartments came in at $686K and attached homes at $1.03M. With the sales-to-active listings ratio around 12%, the landscape clearly favors buyers—more selection, more room for negotiation. Guiding clients through these shifts, I’m focused on helping you navigate opportunities and options in Greater Vancouver with clear, up-to-date insights.
