A 225 sq ft second patio in downtown Vancouver is not something you see often. Especially concrete construction for under a million.

Just toured a renovated unit at 602 Citadel Parade in the Spectrum Towers, a quiet southwest-facing courtyard perspective that actually feels usable.

Crosstown is starting to shift in a big way, and this is the kind of property that makes you look twice at the area.

Full tour in the video.

Here’s the thing.

Most people still see Crosstown for what it was… not what it’s about to become.

This is the north edge of the Northeast False Creek—with the viaducts coming down, the new hospital nearing completion, and the entire area evolving into Vancouver’s next true waterfront community.

That shift doesn’t happen overnight—but it’s already in motion.

And that’s where this opportunity sits.

A 2 bed condo with a layout that actually works, in a building that’s spent the last few years working through its growing pains—now positioned to step into its next era.

The kind of place that, a few years from now, people will say they wish they bought into earlier.

If you’ve been waiting for the right entry point into what’s coming next in Vancouver, this is worth a look.

“It’s all just sales.”

That’s what an older agent told me years ago—one of those conversations that still sits with me.

We were at an office I no longer work at. He was the classic “old school” real estate guy, big smile, big watch, and an even bigger opinion.

He insisted that real estate was no different than selling cars or vacuums or whatever else.

To him, it was all about the close.
I disagreed strongly.

A colleague and I tried to explain that we saw this work differently.

That it was a service, not just a hustle.
That it required care, guidance, and trust, not pressure tactics.

He scoffed at us. Told us we’d “get it” once we had a few more years under our belt.

Well, it’s been a few more years.

And I still don’t see this as sales.

I see it as service.
But more than that.

I see it as strategy.

My clients aren’t just trying to buy or sell a home.
They’re trying to move forward in life.
That takes a plan, not a pitch.

The systems I’ve built are designed to do one thing:
Deliver an outcome better than what someone thought was possible, financially, emotionally, and logistically.

If you work with me, I want you to look back and think:

We sold smart.
We bought wisely.
We negotiated with clarity.
We were set up for what’s next.

That’s the work I care about.

And I still think we were right all along.

I just published a new piece that I’ve been thinking about for a while:

“How to Lose Friends and Influence People… to Mute You on Social Media.”

This is an excerpt from my most recent HUSTLE 2.0 newsletter, and it’s all about how we show up online—especially when we’re trying to talk about our work or side hustles without driving everyone crazy.

I’ve definitely gotten this wrong before (the archives don’t lie), but I’ve been trying to do it better—and I figured I’d share what I’ve learned.

If you’ve ever seen a post that made you instantly hit mute (or worried one of yours might’ve done that)
Let me know what you think—and if you want the full newsletter once a month, just hit me up and I’ll send you the sign-up link.
