The Empty Homes Tax doesn’t automatically disappear just because your home is listed for sale.

Every year, I have at least one client say:

Interest rates haven’t made the headlines yet — but buyer behaviour has already started to change.

That’s how real markets actually move.
Not when the news breaks…
but when people quietly start running the numbers again.

And that’s what I’m seeing right now in Vancouver:
more showings,
more early-stage buyers,
more “we’re just starting to look” conversations.

Even the latest figures from the Greater Vancouver REALTORS® show what this feels like on paper:
in 2025, total residential sales came in at 23,800, a 10.4% decrease from 2024 and *9.3% below 2023.
(Translation: activity softened — but the demand hasn’t disappeared, it’s recalibrating.)

That shift matters — especially if you’re a seller.

When buyers feel like borrowing is about to get easier, hesitation fades and confidence returns.
And confidence is what brings competition back into the room.

We’re not in a frenzy.
But we are moving out of pause.

The sellers who get the strongest results this season will be the ones who prepare now — while buyers are warming up — not later, when everyone else has already noticed.

It’s just over a week into 2026 — and it’s been quiet.
Quiet enough to notice.
So instead of filling the space with noise, I’ll do a simple re-introduction.

I’m Jovita.
I work in real estate, and I have clear opinions about how it should be done.
I don’t believe in filling slow markets with louder marketing.
I believe in timing, strategy, and helping people make decisions that actually make sense — even when the right move is to wait.
I’ve worked through fast markets, slow ones, and everything in between. What stays consistent is how I show up: prepared, responsive, and focused on protecting my clients’ interests — not forcing momentum that isn’t there.
Quiet markets don’t reward passive agents.
They reward effort, creativity, and clear positioning.
They reward listings that are properly priced, thoughtfully presented, and intentionally pushed — not uploaded and hoped for.
That’s where I’m leaning in this year.
