As widely expected by economists, the Bank of Canada (BoC) held its benchmark interest rate steady at 2.25% in a fifth consecutive decision on Wednesday since it last cut borrowing rates in Canada in October 2025.

The BoC states that the economy was weaker than expected in the first quarter of the year as U.S. trade policy and the war in Iran spur geopolitical uncertainty.

Global oil prices – driven higher by the Middle East conflict – are meanwhile staying higher than first thought in the central bank’s April forecast.

U.S. tariffs was also underscored as a source of “elevated” uncertainty as the U.S. administration continues proposing new tariff policies that may further impact the Canadian economy.

Annual inflation rose to 2.8% in April, in part because of the global energy shock.

The BoC now expects inflation to hold around 3% in the coming months before easing back toward the central bank’s two per cent target.

The Bank of Canada will announce its next interest rate decision tomorrow, Wednesday June 10. Most economists expect the Bank to keep its overnight rate unchanged at 2.25%.

𝙏𝙝𝙚 𝙡𝙖𝙨𝙩 𝙩𝙝𝙧𝙚𝙚 𝙧𝙖𝙩𝙚 𝙙𝙚𝙘𝙞𝙨𝙞𝙤𝙣𝙨:
• April 2026: Hold at 2.25%�• March 2026: Hold at 2.25%�• January 2026: Hold at 2.25%

𝙒𝙝𝙮 𝙙𝙤𝙚𝙨 𝙩𝙝𝙞𝙨 𝙢𝙖𝙩𝙩𝙚𝙧?
1️⃣ For buyers, stable rates mean borrowing costs have remained much lower than they were a year ago, helping improve affordability and purchasing power.

2️⃣ For homeowners with variable-rate mortgages or upcoming renewals, a hold would provide some welcome stability while many continue to navigate higher housing costs.

3️⃣ For sellers, lower interest rates compared to 2024 have helped bring more buyers back into the market, although economic uncertainty continues to influence consumer confidence.

While tomorrow’s announcement is important, fixed mortgage rates are driven more by bond yields than by the Bank of Canada’s overnight rate, so mortgage rate trends may not always move in lockstep with the Bank’s decisions.

📊 The key question now is not whether rates will change tomorrow, but when the next move will come and whether it will be a cut later this year.

The Greater Vancouver REALTORS® (GVR) reports that weak condo sales in May dragged down overall real estate activities by 3.5% compared to a year ago.

Sales of detached homes rose 0.9% year-over-year in May 2025 to 654, even as apartment sales fell 7.2% to 1,087 units and attached sales dropped 1.3% to 463.

The total number of properties currently listed for sale on the MLS ® system in Metro Vancouver is 17,094, a 1% decrease MoM (17,094). This is 34.6% above the 10-year seasonal average (12,567).

“While attached sales held relatively steady and detached sales edged up roughly one per cent in May, apartment sales were down about seven per cent year-over-year, which weighed down the overall sales total. Even then, apartment sales were not down uniformly across all regions – some of the larger areas such as North and East Vancouver saw increases relative to last year,” according to Andrew Lis, GVR chief economist and vice-president data analytics.

Canada’s economy added 88,000 jobs and the unemployment rate fell ‌back to 6.6% n May, helping offset job losses so far this year. It’s the first significant employment gain since November 2025, says StatCan.

Much of the job creation came from the construction industry, information, culture, recreation, transportation, warehousing, accommodation and food services.

On the other side of the ledger, the wholesale and retail trade sector, which accounts for almost 14% of the total employed workforce, posted a job decline in ⁠May.

Youth unemployment rate also fell to 13.4% in May, down from 14.3% a month earlier.

Average hourly wages of permanent employees, a metric closely tracked by the Bank of Canada to gauge the rise in inflation expectations, grew 3.2% in May — a sharp decline from the 4.8% posted in April.

The May jobs report marks the last major economic data release before the Bank of Canada’s interest rate decision comes out on Wednesday.
