The market continued to slow in September, with apartments leading the decline.

September saw continued cooling, with apartments leading the slowdown.

🏢 Apartments • Sales ↓ 18.6% year-over-year • Benchmark price: $682,500 ↓ 6.2%

🏡 Overall Market • 1,717 homes sold ↓ 8.4% • Benchmark price: $1,075,900 ↓ 5.5% • Inventory remains above the 10-year average 📊

🏠 Detached: Sales ↑ 4.2% 
🏘️ Townhomes: Sales ↑ 0.6%

📌 Bottom line: Buyers continue to have more choice, while apartment sales and prices remain under pressure.

The summer market wrapped up on a softer note. 🏡

📊 1,869 sales in August — down 4.6% from last year
📉 Sales were 20.7% below the 10-year seasonal average
🏠 15,798 homes currently on the market — still 26.2% above the 10-year average
💰 Benchmark price: $1,081,900 — down 5.6% year-over-year

So what does this mean? 🤔

Buyers are seeing more selection, softer prices and stable mortgage rates, but many are still sitting on the sidelines.

With sales continuing to lag expectations, the fall market will be one to watch. 👀
