A suite can absolutely help with affordability, but I always want buyers to be clear on two things:
- Is the suite actually livable day-to-day (privacy, light, sound)?
- Are the numbers realistic (legal status, rent comps, and true operating costs)?

Here’s the quick checklist I use before we write an offer:
- Separate entry + privacy
- Sound separation (you’ll feel this daily)
- Parking + laundry setup
- Legal suite status
- Realistic rent comps (not best-case numbers)
