Here are the fine prints for that GST rebate for first time home buyers.
The federal government has introduced a new
GST rebate designed to make homeownership more attainable for first-time buyers purchasing newly constructed homes.
Here's what's included:
• Full 5% GST rebate on new homes up to $1
million
• Partial rebate on homes priced between $1
million and $1.5 million
• Applies to owner-occupied homes only-not rentals or investment properties
• Available only for agreements of purchase and sale signed on or after May 27, 2025
But there are important limitations to be aware of:
→ You can only claim the rebate once in your lifetime.
• If your spouse or partner has claimed it, you're no longer eligible.
e If you're assuming a contract signed before May 27, 2025 (like an assignment sale), the rebate does not apply.
→ Cancelling and re-signing a pre-May 27 agreement won't qualify you either-even if you create a "new" deal.
