April 2023 Greater Vancouver Market Recap

With listing activity remaining below historical norms, home sales in Metro Vancouver have mounted a surprising comeback, rising near levels seen last spring, before eight consecutive interest rate hikes eroded borrowing power and brought home sales activity down along with it.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,170,700 and a 2.4 per cent increase compared to March 2023.

The Real Estate Board of Greater Vancouver (REBGV) reports
The benchmark price for detached properties is $1,861,800. This represents an 11.2 per cent decrease from March 2022 and a 2.7 per cent increase compared to February 2023.

The benchmark price of an apartment property is $737,400. This represents a 4.6 per cent decrease from March 2022 and a 0.7 per cent increase compared to February 2023.

The benchmark price of an attached unit is $1,056,400. This represents a 7.8 per cent decrease from March 2022 and a 1.7 per cent increase compared to February 2023.

The Bank of Canada (BoC) has been battling inflation for the past year, and after increasing interest rates eight times. The BoC announced on Wednesday they would hold interest rates steady depending on inflation.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 1,808 in February 2023, a 47.2 per cent decrease from the 3,424 sales recorded in February 2022, and a 76.9 per cent increase from the 1,022 homes sold in January 2023.
“While we continue to expect home price trends to show year-over-year declines for a few more months, current data and market activity suggest pricing is firming up. In fact, some leading indicators suggest we may see modest price increases this spring, particularly if sales activity increases and mortgage rates hold steady,” Lis said.

A ban on Non-Canadians from purchasing residential property in Canada for 2 years with few exceptions
Buyer Recession Period:
This gives buyer to walk away from an accepted contract within 3 days with a penalty of 0.25%
No more Long term rental restrictions on strata properties in BC but short term rental restrictions are still in place. No age restrictions except that are 55+

Stats report that Benchmark Price for Detached, Townhomes and Condos have decreased 9.1%, 3% and 1.1% respectively from Jan 2022.
