I’ve personally walked through almost every one currently available, and no two feel the same.

Some look good on paper but don’t live well.

One of my favourite ways to connect with people is through language.

Over the years, I’ve learned how to say hello or thank you in more than a dozen languages. Not because I had to. Because I wanted to.

There’s something powerful about watching someone’s face shift when they realize you made the effort to meet them, even briefly, in their own language.

This business is often viewed through the lens of transactions and strategy. And those things matter.

But in my experience, the strongest relationships and opportunities are usually built long before business officially begins.

Through trust.
Through understanding.
Through genuine human connection.

I just finished navigating one of the most layered situations of my career. Multiple parties. Multiple timelines. Stakes on both sides.

Here’s what people rarely talk about. The time clause isn’t just a deadline. It’s a strategic decision. Invoking it upon an unconditional offer versus an accepted offer are two very different moves. Which one protects your client depends entirely on which side of the table you’re sitting at.

Good or bad. Open or heavy. Welcoming or draining. You feel it before you’ve even put your keys down.

And it means something different to everyone.

But here is what 22 years in this business has taught me. By the time it feels safe, the opportunity has already shifted.

Right now in Vancouver, benchmark prices are down nearly 7% year over year. Active inventory is sitting 38% above the 10 year seasonal average. And mortgage rates are available under 4%.

In other words, negotiating power is at a level most buyers in this city have never experienced.

The question is not whether the market is good. The question is whether you know how to use it.

You walk in and something shifts.

Not the finishes. Not the view. Something older than that. Before your brain has even had a chance to weigh in.

That’s not intuition. That’s biology. Your nervous system is constantly reading a space, the light, the flow, the proportion, the air, and sending signals your conscious mind hasn’t caught up to yet.

Or the opposite happens. Something feels tight. Heavy. Off. And you want to leave before you’ve even looked around.

Either way that signal is information. And when you’re choosing somewhere to live, work, and build your life, learning to listen to it might be the most underrated skill of all.
