Here is how the numbers break down:

• FHSA: You can withdraw up to $40,000 (plus any investment growth inside the account) completely tax-free. The best part? You never have to pay a single dollar back. It goes directly into your home’s equity.

• RRSP (Home Buyers’ Plan): You can access up to $60,000 tax-free from your RRSP savings. This portion acts like an interest-free loan to yourself that you repay back into your RRSP over 15 years.

Buying with a partner? If you are both first-time buyers, you can both use these limits. That means together, you could unlock up to $200,000+ tax-free toward your home.

🍁 Fall foliage
Neighbourhoods all over the city transform into tunnels of red, orange and yellow. Even a standard stroll around the block feels like walking right through a movie set.

🎃 Pumpkin patches & corn mazes
Dressing cozy, pulling on boots ready to get muddy, and spending a festive fall day with family exploring corn mazes before warming up with hot apple c***r and fresh pie... I'm in.

☕ Pumpkin spice & chai lattes
Call it overhyped, but I love a pumpkin spice or chai latte! Nothing quite hits like your hands around a warm cup on a brisk day with a sweet autumn treat... well, until eggnog season takes over!

🍽️ Seasonal harvest menus
