My Pick for this crazy Week is 2137 W 7th Avenue.

This townhome is one of few remaining in the Kai Kitsilano project - I had a chance to view the project and the homes all show very nice and they are in a great location. Just 2 blocks away from the upcoming Arbutus Skytrain station, and 3 blocks away from being in the Center of W 4th's shopping district. Commuting by Bike or Train will be a breeze here.

Single-Family lots have been competitive over the last 2 years in Kitsilano, the price for your standard lot (33' foot frontage) went up to around the mid-high $2m range. So you must be thinking, "Connor, why are you considering this one in the low $3's as a good deal?" well, easy, this one isn't your standard lot. It is actually a 50' frontage lot, so you are essentially getting 50% extra in lot size/ 50% more available FSR to build/ 50% less nosey neighbours, etc...

Oh, and the house looks like it is in good enough condition to live in for the time being!
