Vancouver real estate is still soft overall, but not every neighbourhood or property type is moving the same way.

In August, Metro Vancouver sales were down 4.6% year over year, while inventory remained 26.2% above the 10 year seasonal average.

For upsizers, this market could be especially interesting. Detached homes are currently seeing fewer sales relative to available inventory than condos, which can mean more choice, less competition, and potentially more room to negotiate.

The key is not just what you sell for, but the gap between what you sell and what you buy for.

For sellers, I’d be looking closely at the last 3 to 6 months of activity in your immediate area, including what sold, what didn’t, how long listings took, and what you’re competing against today.
