Over the past year, my life has changed dramatically, and moving back to the West End has reminded me just how much our surroundings influence how we feel day-to-day.

Yep, you can actually become a born again first time homebuyer 🙌

Under current federal rules, if you haven’t owned and occupied a home as your principal residence in the current calendar year or the previous four calendar years, you may regain first-time buyer status.

This can be especially relevant for:
✔️ People who sold after a divorce
✔️ Empty nesters who rented for a period
✔️ Those who relocated for work
✔️ Anyone who sold and has been renting for several years

Every program has its own eligibility requirements, but it’s worth checking before assuming you don’t qualify.

I’ve already had a few conversations with people who were surprised to learn they may be eligible again.
