I’m so excited to announce that we are launching in Vancouver and across BC!

🚨Market Update/Breaking News🚨

The Bank of Canada further tightens the belt to the tune of 50 bps. So! If you’re following along, that’s 4% since the beginning of the year. Neat.

Things are slow and prices have come off peak pricing, depending on your area, since these rates have increased.

What I’m looking for: homes on the market. Will these rates, plus probably more, signal a mass flooding of homes on the market? Some say yes, some say not so fast!

Let’s look at inventory on the market, especially in the Spring, to see what happens.

Kids toys on the floor, some DIY project beside it.

This is so typical for so many families and it seems like it never ends. Clutter. Stuff. Projects. Stepping hazards. The “To Do List” that never ends.

And no matter what you do to your home it smacks you in the face…you need more space.

🎥 Why I do a NARRATED video presentation for every listing 🎥

It’s imperative. Especially in todays slower market. Sure photos are great but a narrated video allows me to describe to all the potential buyers all the features and benefits of a home. Photos can’t do that.

And I’ll tell you what happens. If it entices them enough to “check it out” and they like the home, then they go home, click on the video, and the video reaffirms all the benefits and features of the home.

It acts as your sales guide when you’re not there.

And in this market, that’s important!

❓❓❓REAL ESTATE MYTH: you should list with the “neighbourhood expert” 🙋🏻‍♂️🙋🏻‍♂️

Sure, in the pre-internet days you probably wanted someone who knew what the stats were on the home that sold down the road. But with the internet and how much information is accessible to the average agent, the neighbourhood expert isn’t necessarily as important anymore.

What is important:
Trust
Communication
Marketing Strategies
Accessibility

Make sure that who you hire has these qualities and provides you with a personalized approach to selling your home.

Why we use professional stagers, photographers and videographers…

🛋️ Stagers 🛋️ If your home isn’t photo-ready, we bring in stagers. Staged homes can receive on average 6% more than homes that aren’t staged. Sometimes you have to help buyers see the potential of your home. Stagers will get you there.

📸 Photographers 📸 Why oh why in 2022 do I still see listings with iPhone photos? It’s an assault to the senses. Get it professionally photographed. It’s mandatory.

🎥 Videography 🎥We not only show the home through video, but we explain all the best features of the home and the neighbourhood in order for potential buyers to understand why you loved the home in the first place. Photos can’t do that. Video can.

Finding Peace: why it’s important to find peace where you live…

Little bit of a personal story. Maybe you can relate.

We recently moved from a condo in downtown Vancouver into a townhome.

I didn’t realize until we moved how much the other home bothered me. There was nothing wrong with it per se. It had some great features and strengths. But there was enough about it that I didn’t like.

I thought I could just ignore it, but now being in this home I realized how much that home affected me. Just little things that added up. And now that we’ve moved I feel a much greater sense of positivity, encouragement and peace of mind.

So if I could give one piece of advice, it would be to listen to your gut. If things are adding up and you’re not happy with where you live, realize it and be open to more possibilities. ✌🏻

🍷My fav spots to grab a glass of vino 🍷

If you’re like me, you like to unwind with your favourite glass of wine (or two) after a long day. While I’m not an expert, I do know where I like to go to grab a glass around town. Here’s three places that are great spots to sip wine any day of the year.

L’Abattoir – located in one of my favourite spaces in Gastown, this classic French inspired restaurant is sophisticated enough to know you’re going to get great food, but cool enough to still feel like you’re in Gastown. They’ve got an approachable wine list of French and Italian wine, with a sprinkling of BC producers as well. The staff is knowledgeable as well so don’t feel too intimidated to ask.

Elisa – Yaletown’s coolest steakhouse with a see-and-be-seen atmosphere. This place doesn’t disappoint for both food and wine. Plenty of wines by the glass, big producers, BC producers, you can pretty much find it all. If you want a cool, upscale vibe and want to impress a date or client, Elisa is a sure bet…as long as they aren’t vegetarian! I mean who doesn’t like a good steak with a bold red!

The Okanagan! – ok this may be cheating a bit, but we are so lucky to have the Okanagan in our backyard. You could spend a week touring all the vineyards, sipping wine, eating amazing food while taking in the best the Okanagan has to offer. Make sure you check out Qualis Gate, Painted Rock, Burrowing Owl, Gray Monk, Poplar Grove, La Fenz, Black Hills, Cedar Creek among so many others.
