FIRE ALARM PROBLEM

We are all very aware that the Fire Alarm has been triggered far too often over the past few weeks.
The members of the Strata Council are very aware of the problem, and have been working on a daily basis with the Vancouver Fire Department (VFD), Voltech Fire Protection, and our Strata Manager, Associa BC, to determine the cause of the problem.
Voltech (who manage the Panel and fire systems within the building) have been to our building a number of times, and believed the problem emanated from one or more faulty Smoke Sensors on the third floor or the Panel in the lobby. During a number of alarms the Panel light referencing the third floor sensors has lit up.
All the sensors on the third floor have now been replaced.
The fire alarm on the early morning of November 28th resulted in the Panel indicating a problem within the Centre Stair East. Last night the firemen noticed a smoke smell on the fourth floor of that stair but could see no fire. Accordingly, the VFD have issued an Order for the Strata and Associa to have an electrician check all light ballasts on both the fourth and fifth floors to see if there one or more have failed. Note that a failed light ballast could cause smoke. Note that this appears to be a different problem then what seemed to be the problem over the past weeks.
A licenced electrician, familiar with these types of problems, will be at the building during the day of November 28 to examine all ballasts on the fourth and firth floors.
Once that work is done – and if the fire alarm continues to be triggered, then the problem may be the Panel itself. Note that the Panel was replaced only three years ago, and Voltech have not discovered a problem with the Panel to date after examination.
The Strata will keep the owners and tenants informed as we work to determine the precise cause of the problem.
