After a strong June, Metro Vancouver’s housing market took a step back in July.

Home sales fell 9.8% year-over-year, with apartment sales leading the decline at 17.8%. Detached sales were down a more modest 3.2%, while townhouse sales dipped just 1.1%.

📌 July highlights:
• 2,061 total sales ↓9.8% YoY
• $1,088,800 benchmark price ↓6.2% YoY
• 16,476 active listings ↓4% YoY
• Detached benchmark: $1,822,900
• Townhouse benchmark: $1,030,400
• Apartment benchmark: $688,000

As GVR Chief Economist Andrew Lis put it, the market has been “one step forward, one step back.” July’s numbers suggest the June momentum was not sustained—but declining inventory could become increasingly important if demand picks up again.

The takeaway? The market remains balanced, but the story is changing beneath the surface.

The Metro Vancouver housing market may be showing the first signs of broader momentum.

June 2026 tells a different story:
✔️ Home sales increased across all property types
✔️ Detached homes continued to lead the market
✔️ Buyer demand is beginning to strengthen
✔️ Inventory remains elevated, helping keep prices stable

With a 14.6% sales-to-active listings ratio, Metro Vancouver remains in balanced market territory. Buyers still have plenty of choice, while sellers are benefiting from a gradual increase in demand.

For the first time in recent years, detached homes, townhouses, and apartments all posted year-over-year sales gains. Combined with a slower pace of new listings, this could signal the early stages of a market shift heading into the second half of the year.

Despite improving demand, home prices remain relatively flat as elevated inventory continues to absorb buyer activity.
This remains a strategy market—but momentum may be starting to build.
