May has historically been one of the busiest months for home sales in the Vancouver Region. In that respect, this May was pretty normal—sales climbed 1.6% month-overmonth, to 3,199, marking the highest count of any month so far in 2026. Outside of that, however, this May was quite abnormal.

Relative to May 2025, sales were down 4% (from 3,342); in the context of the past 10-year May average (of 4,870), sales posted a substantial 37% deficit. All told, outside of the exceptionally abnormal year of 2020, this was the fewest sales in any May in available data back to 2005 (May 2020 registered just 2,254). Suppressed figures such as these have been a consistent theme throughout 2026, so much so that the region is on pace for its fewest annual transactions in more than two decades (currently, 2025 is the low-water mark).

From January through May there were a total of 13,418 sales, down 8% yearover-year (14,509) and 37% below the past 10-year same-period average (21,177). This was the fewest in any January-to-May period going back to 2005, including 2020 when three of those five months were impacted by pandemic lockdown.

I finally did it! I bought my first bike on my own.

My first two wheeler was a shiny blue Raleigh 3-speed from my parents when I was in about grade 3. I never forgot the freedom that bike gave me and over the years I’ve had every assortment of bikes from discarded old beaters, somewhat dubious hand me downs, a used mountain bike I finally sold after 30 years and hundreds of kms riding Keegan about in his bike trailer and back and forth from Kits to SFU when I was studying there, to a slightly suspect spray painted bike from the police auction, and a prized Ken Legge custom made endurance bike for touring Europe with Steve when we rode from Amsterdam to Rome in the ‘80s and most recently, Steve’s beautiful Pinarello Paris that .moul encouraged me to have fitted as best as possible for me so I could get back on two wheels and ride in honour of Steve. That Pinarello has served me well but the frame is so big for me that the bike fitter I went to refused to work on it anymore so that was my cue.

Thanks to the patient and knowledgable assistance of Draven .cc I could not be happier with my new “FELT” wheels. After my inaugural 30km ride I discovered that running legs are not the same as cycling legs but I’ll get there!

Looking forward to riding again with and regaining the incredible sense of freedom that first shiny blue Raleigh gave me.

Twice a year we publish the rennie landscape, an in-depth report that covers a wide range of factors that influence our real estate market. The Spring 2026 edition of the Vancouver rennie landscape was recently published, and here are three key takeaways:

1. Canada’s labour market remains
historically weak: even though Canada has not fallen into a recession, the level of labour market deterioration experienced over the past four years rivals that of some of the biggest economic shocks of the last three
decades.

2. BC’s population declined for just the second time in history: the provincial population declined by 41,461 people in 2025. The last time that happened was in 1874.

3. It would take a substantial shift in MLS sales activity to yield a sellers’ market: the Vancouver Region housing market was in balance for most of 2025 with between 5.0 and 8.0 months of inventory (MOI). This year started deeply in buyers’ market territory with an MOI of 11.0 in January. We forecast that upwards of 55,000 MLS sales would be required to yield sellers’ market conditions (an MOI below 5.0), which is typically where sustained price growth occurs. However, a more realistic forecast for sales this year is 38,000, which would be up only marginally from a count of 35,000
last year (it should be noted that four months into 2026 sales are actually 8% below last year’s trend). In other words, the prospect of rising prices is a longshot.

By all indications, spring is upon us and it is once again the month of May. It is one of the most promising months of the year with longer days, warmer weather, and a glorious mix of floral scents in the air, especially at twilight. For 10 years the month of May has brought an intense sense of renewal and hand-in-hand, an overriding sense of loss and grief. The month of May is always preceded by a wave of mixed emotions, which training for the BMO 1/2 helps to hold at bay.

This year marks 10(!) years since that gloriously beautiful sunny May Day when a knock on the door changed our lives forever: a policeman stood there to tell us that Steve wasn’t coming home. Ever.

This year I spent some time on my run thinking about what I am most grateful for:

- My son who is born in May
- Friends who held me and sat with me through weeks, months and years of deep and unpredictable grief
- Friends who fed us and watched over my son when I faltered
- For Jennie, who encouraged me to start walking, then running
- For Jennie’s brilliant idea to sign up for annually for the BMO in recognition that putting one foot in front of another can be hard at times,
- The beautiful house that Steve designed and built for us which we still live in
- The adventures that Steve planned for us from hiking and camping in BC to bike riding and backpacking parts of the world
- Steve’s unwavering love and respect for his son that Keegan will forever carry in his fibre
- That the 19th kilometre came sooner than anticipated
- That we didn’t sign up for the full marathon
- That we ran with glittery fairy dust on our cheeks to catch the sun’s rays and our tears
- The supporters who yelled “ Go Steve” as we neared the finish line
- That I can move my body
- That we can rise up and do hard things
- That good friends are life’s elixir
- That it’s good not to be a stale macaron

Look for us this time next year. Maybe we will sport gold sparkles!
