Detached homes are gaining momentum in Metro Vancouver, while condos and townhomes are seeing softer demand.

April home sales stayed relatively steady year over year, with 2,110 properties sold across Metro Vancouver. That’s slightly down from last year and still below the 10 year average.

The trend is becoming more clear across the region:

This could signal a bigger shift in buyer behaviour heading into the rest of 2026.

A newer favourite with a stylish patio and excellent Italian-inspired dishes.

Yaletown

Perfect for late afternoon drinks or dinner after work.

Lively atmosphere, great cocktails, and one of the better patios in the area.

• Alchemy Bar and Kitchen

Smaller hidden gem with a great tucked-away patio feel.

Coal Harbour & Waterfront

For visitors or anyone wanting classic Vancouver scenery.

Still one of the best waterfront dining experiences in the city.

• Social Corner- Coal Harbour

Beautiful newer patio with marina views and a relaxed atmosphere.

Mount Pleasant

More laid back patios with a neighbourhood feel.

Some of the best waterfront patios in the region are on the North Shore.

Spring is finally here, and the most important shift underway isn’t just numerical, it’s behavioural.

Buyers are starting to step off the sidelines with more confidence, while fewer sellers are testing those aspirational, unrealistic price points we saw earlier. Instead, both sides are coming to the table with a much clearer understanding of value, what homes are actually worth, and where the market is today.

That shift in mindset is important. It reduces friction. It leads to more meaningful conversations, cleaner negotiations, and ultimately more deals getting done.

When buyers and sellers are aligned on expectations, the market naturally starts to feel more stable. Not because things are booming, but because they’re making sense again.

And that kind of environment tends to create opportunity on both sides.
