Metro Vancouver’s summer market shifted again, sales dipped nearly 10% from last July, following a brief upswing in June. 📉

July 2026 saw 2,061 homes sold, with overall sales still 18.6% below the 10-year seasonal average. New listings dropped by 11.5%, and active listings, while down 4% year-over-year, remain almost 27% higher than the long-term average. Notably, apartment sales led the decline, falling 17.8% year-over-year, while detached and attached homes saw smaller drops. Despite more choices on the market, prices softened only slightly, benchmark prices for all property types are down roughly 1% month-over-month and between 6% to 7.5% year-over-year, depending on the home type. 🏠

The current sales-to-active listings ratios show buyers have more leverage, yet sellers haven’t seen dramatic price drops, detached homes at a 10.5% ratio, attached at 15.8%, and apartments at 14%. This balance means smart strategy is more important than ever, whether you’re trading up or preparing to list. 📊

Buyers have picked up the pace across all home types, detached, attached, and apartments, with 2,390 sales in June 2026. Detached homes led the way, up 13.7% year-over-year, while attached homes climbed 11.4% and apartments gained 6.1%. That’s broad growth you don’t see every year.

Despite the extra demand, prices have stayed relatively steady, even as benchmark prices sit about 6% below last year for all homes. With fewer new listings coming online (down 6%) and total listings just starting to dip, supply could tighten if the trend continues.
