Technology has made real estate a whole lot easier since I started in 1996, but those early days were something else.

Being a Realtor in Greater Vancouver back then meant no internet, no social media, and zero "dedicated" software. Instead, we had the "Big White Book", a 10lb MLS catalog that arrived twice a week and was out of date by lunch. If you didn’t sell a house with it, you could at least use it as a doorstop or get a quick workout in.

My "GPS" was a paper map I’d try to read while doing 80km/h through the suburbs. My "high-speed internet" was a pager that would send me sprinting to the nearest payphone, which usually smelled like a locker room, just to keep a deal from falling apart. 📟📞

No DocuSign either. Just a car full of files and four hours in Lower Mainland traffic to get a single signature in person. It was manual, it was messy, and it’s exactly why I don’t break a sweat when the market gets "interesting" today.

If I could close deals with a pocket full of quarters and a paper map, I can handle 2026 😊

KITS BEACH: 126 Years of Perspective

I spent many years living at West 1st and Yew St, and I can’t tell you how many times I walked down to the beach and around Kits Point. I’ve always enjoyed seeing the old photos and reading about Vancouver history so I thought I’d make a 126 year visual timeline of Kits Beach from approx. the same location to really appreciate the changes. Before the coffee shops and the world-class pool, it was just Greer’s Beach, a rugged, forested "tent city" for pioneers.

It’s wild to think that in 1900, people were "vacationing" in canvas tents exactly where we now watch the tankers and sunsets. By 1931, the pool was built (apparently it even had the occasional visit from mud sharks and octopuses back then!), and the transition into the Kits we love today really began.

Every time I check out the seawall and beach these days, I try to see the ghosts of those 1908 beach shacks.

Which version of Kits would you have wanted to experience? I’m stuck between the 1909 Boathouse era and the modern-day sunsets we get now.

Has anyone swam in the pool when it had the sandy bottom, or I’m not sure when run-ins with ocean sea life in the pool ended… I’d love to hear your stories or old Kits memories in the comments! 👇

A lot of people are asking about the current state of the market, so I wanted to provide a quick update on present market conditions based on the latest February data.

The "New Normal" is starting to take shape. Sales are currently 28.7% below the 10-year average, but surprisingly, we aren't seeing a flood of new inventory. In fact, new listings are down 7% compared to last year.

With the sales-to-active ratio sitting at 12.6%, we are at a critical tipping point for property values.
