Big Changes in Canada’s Mortgage System!

This past week has brought some significant shifts that could impact many aspiring homeowners. Here’s what you need to know:

Bold Reforms: The government is implementing what they’re calling the “boldest reforms in decades” to make homeownership more accessible.

Increased Mortgage Limits: The insured mortgage limit has been raised to $1.5 million (up from $1 million), making it easier for buyers in expensive markets to secure financing. This is HUGE news!

30-Year Mortgages for First-Time Buyers: First-time homebuyers can now access 30-year mortgages, allowing for smaller monthly payments. This is a shift from the previous rule that only allowed this for new homes.

New-Build Buyers: All insured new-build buyers can now also access 30-year amortization!

Housing Plan: These changes are part of a plan to build 4 million new homes, marking the largest housing initiative in Canada’s history. While it’s unclear how this will address immediate housing needs, first-time buyers are definitely taking notice!

Get the latest market update & stats - swipe 👈 to see what’s happening!

A quick summary, the Metro Vancouver housing scene is going through a bit of a rollercoaster ride. Sales have taken a dip with a 19.1% drop in residential sales in June 2024. But hey, it’s not all bad news! We’ve got a 7% increase in new listings, so there’s plenty of options out there. The market seems to be in a balanced state with a sales-to-active listings ratio of 17.6%. The benchmark price for homes in Metro Vancouver is now $1,207,100. So, while there might be some hesitation among buyers, there’s definitely some exciting stuff happening in the Vancouver housing market. Hang on tight!
