⚠️ Avoid this assumption if you’re looking to right-size or downsize in Vancouver.

You may be hearing that condo inventory is high—but that doesn’t necessarily mean there are plenty of options that match the way you actually want to live.

There were approximately 800 active two-bedroom condos on Vancouver’s West Side.

But when I narrowed that inventory to homes offering at least 1,100 sq. ft. of living space and situated within developments spanning multiple acres—providing greater space, privacy, greenery, and more of a residential neighbourhood feel—only eight listings remained.

That’s approximately 1% of the available two-bedroom inventory.

This is why broad market headlines don’t tell you everything. Inventory may be high overall, while the type of property you actually want remains genuinely hard to find.

One of those eight is 106–4900 Cartier Street: over 1,200 sq. ft. of living space, all on one level, with a 300 sq. ft. patio overlooking greenery—and the best-priced home among those eight at $1,088,000.

Vancouver West condo inventory appears to be shifting—and almost nobody is talking about it.

Even though inventory remains elevated, it has been lower than 2025 in every month through July.

And when we compare average inventory from

January through June:

2024: 1,706
2025: 2,040
2026: 1,665

That doesn’t necessarily mean the market has turned.

But it does tell us that conditions are changing—and the broad Vancouver headlines aren’t telling the whole story.

What that shift means depends on the neighbourhood, property type and price range you’re operating in.
