📊 A Costly Assumption About Vancouver Market Listings

Recent headlines are saying listings are surging—but what they won’t tell you is that these numbers are based on the totals of all property types across 17 different cities.

Just because the total listing count is up doesn’t mean that all markets have been affected in the same way.

Take condos, for example:

🔹 New listings up 18% for Vancouver East condos.
🔹 New listings up 62% for North Surrey condos—a huge difference in activity.

But here’s the thing:

Total listings in one month isn’t the most important stat—total inventory matters more because it provides a true picture of the selection available to buyers.

📉 Here’s how total inventory changed:

🔹 Total inventory up 10% in Vancouver East condos.
🔹 Total inventory up 62% in North Surrey condos—massively outpacing Vancouver East.

📊 Sales context:

Sales in Vancouver East were up 6%.
Sales in North Surrey were down 36%.

This shows that the Vancouver East condo market is essentially the same as last year, while the North Surrey condo market is drastically different and much more advantageous to buyers.

💡 Knowing these types of stats can help you avoid costly assumptions.

Just as there are differences between these markets, there will be differences between neighborhoods within them.
