Marni recently co-founded a charity called the Lipstick Brigade which collects un-used travel sized toiletries and distributes them to local women's shelters throughout the Lower Mainland.

The Beginning:
We are always grateful for a referral, and this one was especially meaningful. We had the privilege of helping a wonderful family achieve their goal of relocating to Vancouver on a tight timeline. Together, we put a plan in motion and got to work.

The Middle:
With a clear wish list and a specific neighbourhood in mind, finding the right home became our top priority. Inventory in their desired pocket was limited, but persistence paid off. We found a property that checked many of the boxes and, most importantly, kept them close to family.

The End:
With everyone aligned, we secured the property and moved through due diligence with confidence. Check, check, check… mission accomplished. The dream of calling Vancouver home is becoming a reality, and we couldn’t be happier for this family as they begin their next chapter.

What We Saw in May, and What Could Shift in June.

May showed us something important: sellers finally accepting market reality.

What May revealed: Sellers started pricing realistically or dropping prices. Well priced properties moved, overpriced ones sat. Inventory stayed elevated, giving buyers real negotiating power.

The split we're seeing: Nice detached houses and ideal townhouses priced right still generate competition. Everything else requires strategic pricing
and patience.

Heading into June: Sellers who adjusted expectations in May are succeeding. Those waiting for 2021 pricing are missing their window. June will separate realistic sellers from wishful thinkers even more dramatically.

What this means: Buyers have leverage, but quality properties priced correctly still move fast. Sellers need honest pricing from day one. The market isn't rewarding optimism anymore.

After 30+ years, we know the difference between a market shift and a market stuck. May showed us stuck sellers finally unsticking. June will show us who learned the lesson.
