This month’s snapshot looks at the current active inventory and recent sold / pending activity across Gilmore Place Towers 1, 2, and 3.

What stood out most is that buyers still have a good amount of choice, especially in the 2 bedroom category. There are 40 active listings across the three towers, with 2 bedroom homes making up the majority of the current inventory.

Recent activity also shows that homes are still moving when pricing makes sense. The stronger results are happening where buyers can clearly understand the value compared to other active options.

For sellers, this is a reminder that pricing and presentation matter from day one. For buyers, this is a good market to compare carefully, understand the real competition, and move calmly when the right home appears.

I was actually surprised.

After talking with some of my friends and clients, I realized many people didn’t know Canada still has a foreign home buyer ban in place. Some even thought foreign buyers could still purchase homes here.

So I wanted to make this quick video to clear up some of the confusion.

The federal Foreign Buyer Ban is currently set to expire on January 1, 2027.

However, there are important exceptions, and British Columbia also has separate rules that may still apply.

If you’re planning to buy a home in Canada and you’re not sure whether you qualify, it’s always best to confirm your eligibility based on your own situation before making any plans.

I’ve been curious about IV therapy for a while, so I finally decided to try it. 😊

I recently visited Evergreen Rehab & Wellness in Coquitlam for an IV Glutathione consultation and infusion with Dr. Shervin Dehghanian.

From the moment I walked in, I felt welcomed. The clinic was clean, comfortable, and relaxing, and the staff were incredibly friendly throughout the entire visit.

What stood out most to me was how thorough Dr. Dehghanian was during the consultation. He took the time to answer all of my questions, explain the treatment process, and make sure I felt comfortable before moving forward.
