Well said Syndicate Lending Corporation; the common consensus of home owners is:
"the earlier you get in the market, the better." 🤓👍

The younger you get in, the sooner you start receiving appreciation and equity gains that home ownership can bring. 📈

Simply put, a mortgage is a vehicle for forced savings.💰🔒

You can keep renting where you are, but something like a rental property in Mission is a great way to start building equity! 🤔

Why have single-family homes slowed in our market?

•With a new mortgage stress test, buying power has been taken away from some and people who would have been in the market for a single-family home, now aren't.🙅‍♂️

•Causing a high amount of inventory, which lowers demand and allows qualified buyers to negotiate on sales in a typically non-competitive setting.🤝

•Resulting in sales closing at a price point lower than listed, which also puts downward pressure on future listing prices in the area.😲

Although overall home prices in Metro Vancouver are still rising, price growth has been significantly easing for the last two quarters and even dropped for detached properties in some areas of the region.

Why aren't people buying? 💵💰

With the new mortgage-stress tests, and a shifting market, many are left uncertain on what is happening and what is ahead. 🤷‍♂️

Times aren't bad for EVERYONE though! It is not a great time to list your home, especially if it is a Luxury Home (+$2,000,000). It IS a good time to buy one though! ⚖️

Condo's and Townhomes are selling but not quite as easily, which makes it slightly easier to buy. Condo's used to list and sell within a week; and now they often sit on the market for up to a month. ⏳

As the market balances, it becomes even more important to work with the experts in the industry to make sure that you get the advice you need, and have someone on your side who has a pulse on the market place. 🤓👍

Homes do not, "sell themselves," anymore and you need proper marketing to give your listing the exposure you need. 🤩

It is a great window to buy a variety of home types, but it would be wise to do so with realtor who can give you the guidance that you need. 🤝

As the new mortgage stress tests have cut 20-30% of many people's purchasing power, people who would have been looking at homes, now can't; and need to look smaller. Lowering demand on homes and increasing it for condos/THs. 🧐

We ALSO have 3 key groups duking it out for Condos/THs. First-Time-Buyers (Millenials), Down-Sizers, and new Canadians. 🤼‍♂️

Buying a Condo/Townhome isn't as competitive as the past few years, but still remains a strong market with a lot of action and demand from different demographics. 💪
