Metro Vancouver Housing Market Remains Balanced as Buyers Stay Cautious

Key Points:

Sales: 2,032 homes sold in March 2026 (↓ 2.8% YoY; ↓ 31.8% vs 10-year avg of 2,981).

Listings & Inventory: 5,792 new listings (↓ 10.3% YoY; ↑ 4.9% vs avg); 14,774 active listings (↑ 1.6% YoY; ↑ 38% vs avg).

Market Balance: Sales-to-active listings ratio at 14.2% (Detached: 11%; Attached: 17.2%; Apartments: 15.7%) — indicating balanced conditions.

Prices: Benchmark price $1,104,300 (↓ 6.8% YoY, ↑ 0.4% MoM).
By Property Type:
Detached: 571 sales (↑ 8.3% YoY); $1,854,800 (↓ 8.2% YoY, ↑ 1% MoM)
Apartments: 999 sales (↓ 7.8% YoY); $706,700 (↓ 7.8% YoY, ↓ 0.2% MoM)

Greater Vancouver Housing Market Update (February 2026):
“New Normal for Metro Vancouver Housing Market Continues ”

In a nutshell for February 2026:
• Sales volume compared to February 2025 decreased about 9.8% and for the month was 28.7% below the 10-year seasonal average.

• The total number of listings available today is 6.4% more than in February 2025 and 7.1% above the 10-year seasonal average.

Pricing changes compared to January 2026:
- Overall: -0.1%
- Detached: -0.8%
- Apartments: +0.5%
- Attached: +0.3%

Sales-to-Active Ratio:
- Overall: 12.6%.
- Detached: 9.0%
- Attached: 16.6%
- Condominiums: 14.1%
(Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12% mark for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months)

Greater Vancouver Housing Market Update (January 2026):
“New Year, same housing marking in Metro Vancouver ”

In a nutshell for January 2026:
• Sales volume compared to January 2025 decreased about 28.7% and for the month was 30.9% below the 10-year seasonal average.

• The total number of listings available today is 9.9% increase compared to January 2025 and 38% above the 10-year seasonal average.

Sales-to-Active Ratio:
- Overall: 9.1%.
- Detached: 11.1%
- Attached: 13.6%
- Condominiums: 10.3%
(Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12% mark for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months)

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,101,900. This represents a 5.7 per cent decrease over January 2025 and a 1.2 per cent decrease compared to December 2025.
