Are home sales finally slowing down ?

show home sales decreased 34% in April and 26% compared to the previous month.

However, the latest sales were still 1.5 % above the 10-year April sales average.

Spring home sales have eased down from the record-breaking pace compared to last year. Meaning we may be heading back to the traditional home purchase style with subject condition clauses back in placeβ€”for example, home inspections, financing, and additional due diligence. All those conditions are necessary for buyers.

Benchmark price for all residential homes in Vancouver - $1,374,500.

Benchmark price by type of home:

Detached - $2,139,200.

Duplex/Townhouse - $1,150,500

Condo - $844,700

2 bedrooms with an incredible view! I'm so happy for my clients to find their dream home! And I'm even more pleased that they don't need to be competing in any more bids. It has been a harrowing journey. Getting outbid every weekend for months is not something we had anticipated. And it worked out finally, because they were persistent and patient with the market.

Steady home sales with 9.8% increase from January and prices continues to go up.

There were a 31.2% increased in home listed for sale from last month and 8% compared to last year.

Even though there were more homes listed for sale last year, as a whole, remains significantly undersupplied, which has been the ongoing reason for price hike!

Home prices have gone up due to extremely low inventory and multiple bidding wars on those low inventory.

Β In comparison to the last year 2021;

The Benchmark price for a single-family home is currently $1,953,000, a 22.7% increase.

Townhouse/duplexes benchmark price are $1,029,500, a 23.3% increase.

Condos benchmark price are $775,700, a 14% increase.

How’s the market?

Home sales reached an all-time high in 2021 as Vancouver's housing demands remained a top priority as we headed into the third year of the Covid pandemic.

In December, total home sales increased 42.2% in 2021 from last year in 2020, a 73.6% increase from 2019, and a 4% increase over the previous all-time sales record in 2015.

Why have homes remained a top priority?
1)Low-interest rates
2)Increased household savings
3)More flexible work arrangements

Why did home prices remain high?
Not enough homes for sale. The imbalances have caused home prices to skyrocket over the past year.

Homes listed for sale have decreased by 39% since last year. And only approximately 5000 homes were listed for sale throughout the region in the new year of 2022.

If you are waiting for home prices to drop to buy or, in other words waiting to buy the dip like a cryptocurrency, chances are, it may be a while. More homes for sale are needed to balance out the supply and demand market to impact the price.
