The most expensive renovation mistake is assuming every upgrade will add value.
1. Buyers care about function more than your personal vision. A renovation can be beautifully done and still make the home harder to sell if it removes something future buyers expect or makes the layout less practical.
2. Your neighbourhood still sets a ceiling. You can spend heavily on finishes, but buyers will still compare your home to similar properties nearby. Spending more does not automatically mean the market will pay more.
3. Resale should be part of the decision before the work starts. Before making a permanent change, ask whether it improves how the home functions, appeals to more buyers, and makes sense for the area.
The best renovations are not always the most expensive ones. They are the ones that make the home better without making the next buyer question what needs to be changed.
