Hello everyone,
Most of you know me through my work in land assemblies, redevelopment opportunities, and Vancouver’s evolving housing landscape. I’m grateful for the trust so many of you have placed in me over the years.

Today, I wanted to share something a little more personal.
Alongside my real-estate work, I’ve also been writing — and I’ve just released my first original Christmas song as a lyricist, called “Every Christmas.”

It’s inspired by the same things that ground my work:
community, family, and creating spaces where people belong.

The key concept in land assembly is , “highest and best use”.

The photo below shows a property in purple, which has an application to the city to build a triplex on the property. The latest NCP however allows more density for this area, allowing townhouses to be built. For townhouses to be built, developers are looking for at least 40,000 square feet.

This is what I call "blocked". In other words, once the owner builds a triplex on the property, the other neighbouring properties will find it more difficult to sell to a developer looking for townhouses to be built.

I have seen BC Assessments higher than market value to reflect future zoning and redevelopment values. (Image 1).
