🏡 Metro Vancouver Real Estate Market Update | July 2026
If you’re wondering whether now is a good time to buy or sell, here’s what the latest market data tells us.
📉 July home sales slowed down, with 2,061 homes sold across Metro Vancouver, down 9.8% from July 2025 and nearly 19% below the 10 year seasonal average.
📋 New listings also declined by 11.5% compared to last year, while overall inventory remains 26.8% above the 10 year average, giving buyers more choices than we’ve seen in recent years.
💰 Home prices remain relatively stable
The overall benchmark price in Metro Vancouver is now $1,088,800, down 6.2% from a year ago and 0.9% from June. While prices have softened, they are not falling rapidly, showing that the market remains balanced.
