🏡 VANCOUVER MARKET: SLOWING DOWN... OR SHIFTING?
September numbers are in, and there’s more to the story than the headline.
📉 Overall home sales: ↓ 8.4% YoY
🏠 Detached sales: ↑ 4.2%
🏘️ Attached sales: ↑ 0.6%
🏢 Apartment sales: ↓ 18.6%
The biggest weakness right now? Condos.
Meanwhile, the benchmark home price across Metro Vancouver is now $1,075,900, down 5.5% from last year.
And with inventory still 24.3% above the 10-year seasonal average, buyers have more choices and, in many cases, more negotiating power.
💡 My takeaway:
This is NOT one market. Your strategy should depend on your property type, neighbourhood and price range.

Another SOLD, but this one means much more than just putting up a SOLD sign.

Selling a home is not always about pushing for a quick decision or making constant changes every time the market feels slow.

Sometimes, the most important part of my job is to listen, explain, provide the right information, and give my clients the time they need to understand what the market is telling us at that particular moment.

🏗️ FEWER NEW HOMES ARE BREAKING GROUND IN BC. WHY SHOULD BUYERS CARE?
The latest housing construction numbers are out, and there is an important story behind the headline.
In August 2026, BC recorded 3,378 new housing starts, down 8% compared with August 2025.
Looking at the bigger picture, from January through August:
🏠 BC: 25,876 starts, down 10%
📍 Vancouver: 17,298 starts, down 6%
📍 Victoria: down 41%
And the slowdown isn’t limited to one type of housing. Across BC, year-to-date:
🏡 Single-detached starts: down 9%
🏢 Other housing, including multi-family: down 10%
So why does this matter?
Today’s housing starts become tomorrow’s housing supply.
When fewer homes begin construction today, it can eventually affect how much new inventory reaches the market in the years ahead.
That does NOT automatically mean prices will increase. Future prices will still depend on demand, population growth, interest rates, completed inventory, employment and many other factors.
Interestingly, Vancouver’s shorter-term trend showed some improvement in August, driven by higher multi-unit construction. So this is exactly why we need to look beyond one headline number.
💡 My takeaway: Don’t just watch today’s listings and sales. Watch the construction pipeline too. It gives us another important piece of the picture when thinking about where housing supply may be heading.

🏡 METRO VANCOUVER REAL ESTATE UPDATE | AUGUST 2026
The summer market ended on a softer note, but for buyers who have been waiting for an opportunity, the numbers are worth watching.
📉 Sales: 1,869 homes sold, down 4.6% year over year and 20.7% below the 10-year seasonal average.
🏘️ Inventory: 15,798 homes are currently for sale, still 26.2% above the 10-year average. Buyers continue to have more choices and stronger negotiating power.
📊 Sales-to-active listings ratio: 12.3% overall
• Detached: 9.6%
• Townhomes: 15.1%
• Condos: 13.7%
💰 Benchmark Prices
• All residential: $1,081,900, down 5.6% year over year
• Detached: $1,799,400, down 7.2%
• Townhomes: $1,028,800, down 4.4%
• Condos: $686,200, down 6.6%
💡 What does this mean?
We are seeing a market with higher-than-normal inventory, slower sales and continued downward pressure on prices. Detached homes, with a sales-to-active ratio of only 9.6%, are particularly favourable for buyers.
For buyers who have been waiting, this may be a good window to negotiate. But a lower price alone doesn’t automatically make a property a good deal. The right property, location, price and long-term potential still matter.
For sellers, pricing correctly from the beginning is becoming increasingly important. Buyers have choices, and overpriced properties can easily get overlooked.
