Every city has landmarks.

The most memorable ones have a lifestyle.

As the world shines its spotlight on Canada, it's a reminder that what makes our cities exceptional isn't just what visitors see, it's how people live.

From Toronto's vibrant neighbourhoods and Montréal's rich cultural heritage to Calgary's connection to the Rockies and Halifax's waterfront charm, every city offers its own unique rhythm.

Here in Vancouver, that rhythm is unlike anywhere else.

Where else can you begin your morning with ocean views, spend your afternoon in a world-class urban centre, and finish your day surrounded by mountain landscapes?

It's a city where walkable neighbourhoods, exceptional architecture, award-winning dining, and year-round outdoor living come together to create one of the world's most desirable places to call home.

Luxury isn't defined by a single property.

It's defined by the lifestyle that surrounds it.

Whether you're drawn to the energy of Coal Harbour, the charm of Kitsilano, the sophistication of Shaughnessy, or the timeless appeal of West Vancouver, every neighbourhood tells a different story, and finding the right one is just as important as finding the right home.

If you're considering a move to Vancouver or exploring the city's luxury market, I'd be happy to help you discover the neighbourhood that best fits your lifestyle, goals, and vision for the future.

📩 Send me a message with "VANCOUVER" and let's talk about where your next chapter could begin.

Luxury today isn't just defined by exceptional architecture or breathtaking views.

It's also defined by how intelligently a home performs.

Across Canada's recreational and luxury markets, buyers are placing greater value on homes designed with efficiency, sustainability, and long-term performance in mind. Features like solar energy, geothermal heating, high-performance building envelopes, and energy-efficient systems are no longer considered extras, they're becoming part of what discerning buyers expect.

The reasons go beyond reducing monthly operating costs.

Today's buyers are looking for homes that align with a thoughtful lifestyle, one that balances comfort, innovation, and environmental responsibility without compromising on design.

As these priorities continue to shape luxury real estate, homes that embrace sustainable building practices are becoming increasingly desirable and, in many cases, better positioned for long-term value.

If you're considering buying, building, or selling a luxury home, understanding which sustainability features matter most in today's market can help you make smarter real estate decisions.

📩 Send me a message with "LUXURY" if you'd like to discuss which energy-efficient features buyers are actively looking for and how they can influence your home's value in Greater Vancouver.

Buying your first home is about more than qualifying for a mortgage. It's about understanding every cost so you can make confident, informed decisions.

Many first-time buyers budget for their down payment, but there are several other expenses to keep in mind before you get the keys.

Here are some of the most common closing costs:

• Appraisal: $250–$800
• Home Inspection: $300–$500
• Legal Fees: $1,000–$3,000
• Survey or Certificate of Location (if required): $1,000–$2,000
• Property Insurance (required by most lenders)
• Title Insurance (often included with legal fees)
• Mortgage Loan Insurance (if your down payment is under 20%)
• GST/HST (on eligible new construction homes)
• Land Transfer Tax (where applicable, with some first-time buyer rebates available)

You'll also need:
✔️ A deposit when submitting an offer (typically applied toward your down payment)
✔️ Your down payment, based on the purchase price and mortgage program you qualify for

The good news?

Most of these costs are predictable when you know what to expect. The key is having a plan before you start shopping, not after you've found the perfect home.

Whether you're buying your first condo, townhouse, or detached home in Greater Vancouver, understanding the full picture helps you move forward with confidence and avoid unnecessary surprises.

If you're thinking about buying your first home, I'd be happy to walk you through the entire process, from budgeting and financing to making an offer and closing day, so you know exactly what to expect.

📩 Send me a message with "FIRST HOME" and I'll help you build a realistic buying budget based on today's Vancouver market, with no obligation.

The Bank of Canada has announced it is holding its overnight rate at 2.25%, a decision that provides continued stability for borrowers as the economy adjusts.

Although housing activity has been softer in recent months, there are signs that conditions are beginning to stabilize. Consumer spending remains resilient, economic growth is expected to improve through the second half of the year, and inflation is projected to continue easing.

What does that mean if you're thinking about buying or selling?

It means the conversation is shifting less toward predicting the next rate announcement and more toward understanding your local market, your financing options, and the opportunities available today.

Every neighbourhood responds differently, and every client's situation is unique. Having the right strategy is far more valuable than trying to time the market perfectly.

If you're wondering how today's announcement could influence your real estate plans in Greater Vancouver, I'd be happy to help you understand what it means for you.

Let's start the conversation.

Everyone says the Vancouver real estate market is a buyer’s market.

In many cases, that’s true.

This sale of our False Creek townhouse was a reminder that real estate is rarely that simple.

After some time on the market, we had an accepted offer and all parties were working toward completion.

Then, through an unexpected turn, a brief window of opportunity opened.

Because we continued marketing the property, stayed engaged with interested buyers and agents, and remained ready to act, another buyer stepped in.

In a buyer’s market, this townhouse received multiple offers, resulting in a firm, subject-free sale.

The headlines told one story.

This home told another.

Even in a buyer’s market, buyers sometimes need time to compare what’s available before they recognize true value. That’s when exceptional properties begin to stand apart.

Perhaps the biggest lesson from this sale is that the best outcomes aren’t always the quickest. Sometimes they come from staying patient, staying engaged, and being ready when the right opportunity appears.

Every home deserves its own strategy because no two homes and no two buyers are exactly alike.

Congratulations to our wonderful sellers. Thank you for your trust, your patience, and for allowing us to guide you through every step of the journey.

If you’re thinking about buying or selling in today’s market, we’d love to chat.

The luxury real estate market isn't slowing down—it's becoming more intentional.

Today's affluent buyers are making thoughtful, long-term decisions backed by strong financial positions, evolving lifestyle priorities, and access to exceptional properties.

Three trends are shaping today's luxury market:

• Increased wealth creation from equities, technology, and digital assets is supporting continued luxury home purchases.
• Competition remains strong for properties above $10 million, with premium homes continuing to appreciate.
• Buyers are placing greater importance on homes designed for longevity, flexibility, and aging in place.

Understanding these shifts is essential whether you're buying, selling, or simply following the luxury real estate market.

The latest Luxury Outlook Report explores these trends in greater detail and offers valuable insight into where the market may be heading.
