Great piece put out by our office. Interesting to see how they compare and contrast vis-a-vis downtown and suburban buildings. See the reference to kombucha! Denver & are clearly twin cities!

This chart is similar to the MLS units sold to units listed ratio. In a rising market, more units are sold than listed. Same with leasing. In the last 90 days 297 office spaces leased across the metro region, 281 listed (*38 removed), ergo rising market (and rents).

This Whitepaper isn't meant to scare potential (and existing) lessees, but it does present a fairly exhaustive list of issues every occupier should consider. Note to Vancouver readers, the comments are a bit NYC centric, but still worth the read.

Regardless of which party has the advantage at the time, Landlord or Tenant, an extensive list of issues must be considered and resolved throughout and sometimes up to the final moments of completing a transaction.

We may have dodged a big bullet for now, but if you're a developer behind any of Vancouver's next wave of office towers by Oxford Properties, GWL Realty Advisors, Reliance Properties, Westbank, Bentall Kennedy, Bosa Development et al, higher steel & aluminum $$$$ are really BAD.

The president raises levies on foreign steel and aluminum in hopes of reviving fading domestic industries. But imports from Mexico and Canada will be spared for now.
