MLS®房价指数 (Home Price Index- HPI) 是衡量房地产价格的指标,与传统工具(例如平均价格或中位数平均价格)相比,可以更清晰地了解市场趋势。
平均价格或价格中位数可能会在一个月之间发生很大变化,得出的价格和趋势图未必准确。 MLS® HPI 则基于买家心目中对于各种住房性质的价值,住房性质价值往往会随着时间变化。 HPI更易于作出“苹果对苹果”比较。因此,HPI 被视为衡量社区房价水平和趋势的最先进、最准确的工具。
每个月HPI 都会使用超过 15 年的 MLS® 系统数据和复杂的统计算式,根据成交房屋的特征来定义「典型」房屋,再利用这些基准来对加拿大社区中不同类型的房屋进行数据追踪。
7月份的MLS® HPI显示,
温哥华各类型的住房价格目前为 1,207,400 元,比 2021 年 7 月增加了 10.3%,与 2022 年 6 月相比减少了 2.3%。
独立屋的基准价格为 2,000,600 元,比 2021 年 7 月增加了 11%,与 2022 年 6 月相比减少了 2.8%。
公寓住宅的基准价格为 755,000 元。比 2021 年 7 月增加了 11.4%,与 2022 年 6 月相比减少了 1.5%。
联排别墅的基准价格为 1,096,500元,与 2021 年 7 月相比增长 15.8%,与 2022 年 6 月相比下降 1.7%。

The MLS® HPI is a measure of real estate prices that provides a clearer picture of market trends over traditional tools such as mean or median average prices.
The MLS® Home Price Index (HPI) is commonly recognized as the most advanced and accurate tool to gauge a neighbourhood’s home price levels and trends.
Average or median prices can change a lot from one month to the next and paint an inaccurate picture of price values and trends. The MLS® HPI is based on the value home buyers assign to various housing attributes, which tend to evolve gradually over time. It therefore provides an “apples to apples” comparison of home prices across the entire country.
Each month, the MLS® HPI uses more than 15 years of MLS® System data and sophisticated statistical models to define a “typical” home based on the features of homes that have been bought and sold. These benchmark homes are tracked across Canadian neighbourhoods and different types of houses.
The MLS® Home Price Index composite benchmark price for all residential properties in Metro
Vancouver is currently $1,207,400. This represents a 10.3 per cent increase over July 2021 and a 2.3 per cent decrease compared to June 2022.
The benchmark price for a detached home is $2,000,600. This represents an 11 per cent increase from July 2021 and a 2.8 per cent decrease compared to June 2022.
The benchmark price of an apartment home is $755,000. This represents an 11.4 per cent increase from July 2021 and a 1.5 per cent decrease compared to June 2022.
The benchmark price of an attached home is $1,096,500. This represents a
15.8 per cent increase from July 2021 and a 1.7 per cent decrease compared to June 2022.
