Coquitlam - Most Expensive Homes of September 2026 | Comment VALUE or DM me for a free home price review.
Each month brings its own story in our local real estate market, and September 2026 is no exception—here’s a look at Coquitlam’s most exclusive homes currently on the market. From the impressive $6,199,999 listing (R3099005) down to a selection of stunning properties just above the $3.6M mark, these homes reflect the upper tier of what Coquitlam has to offer. After 22 years immersed in the Greater Vancouver area—including Coquitlam—I’ve seen how these standout listings often set the tone for our neighborhoods and help define buyer expectations. Whether you’re curious about pricing at the top end or want a sense of how luxury inventory is shaping up this month, it’s always fascinating to track these market leaders.

Bank of Canada's new forecasting model zeroes in on mortgage renewals
With over 22 years navigating Vancouver’s real estate landscape, I’ve seen how policy shifts can impact the local market. The Bank of Canada’s adoption of the Prima model—now honing in on mortgage renewals and housing supply—is a significant step toward more precise inflation forecasting. By emphasizing these factors, the model aims to address supply shocks and better tie global economic developments into their decisions. For those of us guiding clients in markets like Vancouver, Burnaby, Coquitlam, and Port Moody, understanding these changes is crucial to anticipating how they may shape future real estate trends.

Gen Z buyers lead every generation on affordability trade-offs
After more than two decades helping clients navigate the Vancouver real estate market, I’ve seen firsthand how each generation approaches homeownership differently. What stands out today is the determination of Gen Z buyers—they’re leading the way when it comes to making affordability trade-offs, even choosing smaller homes or tightening their budgets to secure a place of their own. Canadians, in particular, are showing a real openness to downsizing, while buyers in the UK appear less willing to make similar compromises. It’s a reflection of how adaptable and resourceful today’s young buyers can be, and it’s changing the landscape in markets like Vancouver, Burnaby, Coquitlam, and Port Moody.

Toronto, Vancouver housing still hugely desirable despite recent challenges
After 22 years helping clients navigate the Vancouver market, I can say with confidence that the appeal of both Toronto and Vancouver remains strong on the global stage—ranking 20th and 24th internationally, thanks to their robust economies. However, it’s no secret that high housing costs have affected the overall Quality of Life scores in these cities. Canada needs to build between 430,000 and 480,000 homes each year to truly move the needle on affordability—a target we’re still working toward. These numbers underscore the ongoing demand and the importance of thoughtful, reliable representation in every transaction, especially here in Greater Vancouver.

Vancouver Housing Stays Globally Desirable | Comment VALUE or DM me for a free home price review.
Vancouver continues to rank as one of the world’s most desirable cities—coming in at 24th out of 1,000 global cities—thanks to our strong local economy and vibrant pool of talent. Yet, as any Vancouverite knows, housing affordability remains a persistent challenge. With a median multiple near 11, our city is among the least affordable major markets worldwide, and residents are spending a larger share of their income on housing than almost anywhere else. As someone who’s worked in Vancouver real estate for over 22 years, I see firsthand how limited supply and slower housing starts (not expected to improve until after 2026) are keeping affordability out of reach for many buyers. Even so, Vancouver’s global appeal and unique lifestyle continue to draw people from around the world—a testament to the enduring value of our community.

RBC: Housing recovery is coming, but don't expect a boom
After more than two decades navigating Vancouver’s real estate landscape, I’ve learned to look past the headlines and focus on the underlying trends that shape our market. Right now, we’re seeing Canada’s housing market regain its footing—resales are on the rise, inventory is holding steady, and price declines have slowed. While 2026 might bring a bit of a dip in sales and prices, the outlook for 2027 is more reassuring, with gradual improvement expected as pent-up demand is released and affordability edges upward. Whether you’re buying or selling in Vancouver, Burnaby, Coquitlam, or Port Moody, understanding these shifts is key to making confident decisions. Integrity and experience guide every step.
