2026 has been a tough year for real estate.

Yet, I’ve never been more proud of my business — or the advice I’ve been giving for the last 10 years.

It hasn’t really changed:

Buy fundamentally strong real estate. Don’t over-leverage yourself. Don’t speculate wildly. Add value. Diversify outside of real estate.

That advice looks pretty damn good right now.

Many of our clients are in a position to take advantage of this market — and move up to some exceptional properties.

Vancouver real estate is still sliding — but not everything is falling equally.

August sales were 21% below the 10-year average, and prices are down 5.6% in the last year.

BUT THE BIGGER STORY IS: what’s happening underneath those numbers?

Burnaby detached is down 14%, whereas Vancouver West condos are only down 3%.

It is important to understand WHY!

Different areas and property types are correcting differently— and they will bottom out and recover at different times.

Understanding WHY will help you avoid mistakes and GROW MORE EQUITY over the next 2-5-10 years.

Be strategic. Think long term. Buy good real estate.

Well, that escalated quickly ⚾️

MLB part 2…

Apparently my last video on Major League Baseball made it into a few inboxes in Toronto — and suddenly, I was talking about Vancouver’s MLB bid live on air with The Ben Mulroney Show

So I guess I’ve somehow become the very *unofficial* spokesman for Vancouver’s MLB bid.

They won’t mind…I’m 100% behind it

The more I learn about this, the more interesting it gets.

Yes, Vancouver’s Lower Mainland has 3.4-million-people. But this will be a Western Canadian team; BC has 5.6 million people, and surely some Albertan’s and the good folks in prairies would get on board.

But there’s a lot more to it than that…

This weekend I’ll break down why I actually think Vancouver makes a lot of sense for Major League Baseball.

HOME PREP IS EVERYTHING RIGHT NOW.

Pricing, timing, marketing and negotiations can all make or break your listing strategy.

But in this market, strategic, cost-effective home prep is producing some of the biggest returns.

That can mean pressure washing the front steps all the way to doing a small renovation. It’s whatever needs to be done to generate the highest ROI.

How can we spend $1500 to make $5000, or $20,000 to make $100k?

I started doing this 6 years ago. It’s WAY MORE complicated and time-consuming than you’d imagine.

But it makes my clients make more money!

I thought I was going to presentation from a group that wants to put together an application for a team…in the future……..

Little did I know:
-Major League Baseball WANTS Vancouver,
-it’s appears economic, and investors want it,
-it’s basically in the City of Vancouvers hands with a permit for a stadium 🤯

Baseball is a great sport for a city.
-81 home games a season,
-it’s super affordable for young families, single parents and young people in affordability crisis (compared to hockey, basketball, etc)
-Vancouver is actually a hub for really good youth baseball,
-it would be good for work, jobs, tourism and the general economy/wages,

I’ve been a huge fan of the Vancouver Canadians Single A pro team for years, because a day at the park is such a good time. I have tickets with work and even non baseball fans love going for the experience.

I love the Blue Jays, but we should all get behind another Canadian team on the West Coast 🙌🙌
