• Sales were 20.7% below the 10-year seasonal average

📊 Metro Vancouver Market Update – May 2026
Apartment sales led the slowdown in May, while detached and townhouses remained relatively stable.
🏢 Apartment sales: ⬇️ 7.2% year-over-year 🏠 Detached sales: ⬆️ 0.9% year-over-year 🏘️ Attached sales: ⬇️ 1.3% year-over-year
Key market insights: ✔️ Total home sales were down 3.5% from May 2025 ✔️ Active listings remain elevated, sitting 34.6% above the 10-year average ✔️ New listings were slightly above seasonal norms ✔️ Home prices were generally flat month-over-month
💰 Benchmark Prices: 🏠 Detached: $1.85M (-6.9% YoY) 🏢 Apartment: $697,800 (-7.9% YoY) 🏘️ Townhouse: $1.05M (-5.1% YoY)
The overall benchmark price across Metro Vancouver is now $1.10M, down 6.2% from last year.
With inventory continuing to absorb demand and no major market catalysts on the horizon, experts expect a calm and balanced summer market ahead.

📊 Key Stats: • 2,110 homes sold in April (-2.5% vs. April 2025) • Sales were 22.9% below the 10-year seasonal average • 6,684 new listings hit the market • Active listings climbed to 16,236 homes — nearly 38% above the 10-year average
More inventory = more options for buyers, while detached homes continue showing resilience in today’s market.
