📊 Metro Vancouver Market Update | July 2026
July’s market took a step back after June’s brief rebound, reminding us that the real estate market continues to move in fits and starts.
🏡 Here’s what happened:
• Home sales fell 9.8% compared to July 2025.
• Apartment sales saw the biggest decline, down 17.8% year-over-year.
• New listings dropped 11.5%, while overall inventory remains 26.8% above the 10-year average.
• The benchmark home price is now $1,088,800, down 6.2% from last year and 0.9% from June.
📉 By property type:
🔹 Detached: $1,822,900 (-7.0% YoY)
🔹 Townhomes: $1,030,400 (-6.0% YoY)
🔹 Apartments: $688,000 (-7.5% YoY)
💡 What does this mean?
The market remains balanced. While fewer buyers and sellers were active in July, inventory is gradually tightening. Prices have remained relatively stable month-to-month, giving both buyers and sellers opportunities to make informed moves without the intense competition we’ve seen in previous years.

Apartment sales led the slowdown in May, while detached and townhouses remained relatively stable.
🏢 Apartment sales: ⬇️ 7.2% year-over-year
🏠 Detached sales: ⬆️ 0.9% year-over-year
🏘️ Attached sales: ⬇️ 1.3% year-over-year
Key market insights:
✔️ Total home sales were down 3.5% from May 2025
✔️ Active listings remain elevated, sitting 34.6% above the 10-year average
✔️ New listings were slightly above seasonal norms
✔️ Home prices were generally flat month-over-month
💰 Benchmark Prices:
🏠 Detached: $1.85M (-6.9% YoY)
🏢 Apartment: $697,800 (-7.9% YoY)
🏘️ Townhouse: $1.05M (-5.1% YoY)
The overall benchmark price across Metro Vancouver is now $1.10M, down 6.2% from last year.
With inventory continuing to absorb demand and no major market catalysts on the horizon, experts expect a calm and balanced summer market ahead.
