And here’s what makes these numbers even more interesting: the price of the home isn’t the only thing determining whether you qualify.
Your down payment, mortgage rate, amortization, existing debts, and the mortgage stress test can all change how much income you actually need.
💡 First-time buyer? Some buyers may qualify for a 30-year insured mortgage, which can reduce monthly payments and potentially increase purchasing power.
📍 Thinking about buying in Greater Vancouver? The headline numbers can look intimidating, but your actual buying power depends heavily on your individual situation. Living in Metro Vancouver can completely change what “good money” feels like.

An income that might make you feel wealthy in another Canadian city can feel very different once you factor in Vancouver housing, rent and everyday expenses.

Here’s one way to break down monthly income levels across Metro Vancouver:

$0–$4K → Poor / Struggling
$3.5K–$6K → Working Class
$6K–$9K → Stable
$9K–$13K → Middle Class
$13K–$20K → Upper Middle Class
$20K–$35K → Very Comfortable
$35K+ → Rich

Obviously, everyone’s situation is different — household size, debt, housing costs and lifestyle can completely change how far that income goes.

After 10 years of selling real estate, here are 5 things I’d avoid when buying my next home 👇
    1    Choosing a cheaper home just because it’s farther out.
I’d rather sacrifice some size or finishes for a better location. You can renovate a house—you can’t change where it sits.
    2    Buying with too many major repairs coming up.
An aging roof, HVAC system, and water heater can turn into a big bill quickly. Know what you’re walking into and budget accordingly.
    3    Buying with someone without a clear agreement.
Before purchasing together, make sure ownership, expenses, and what happens if someone wants out are clearly understood.
    4    Buying on an extremely steep lot.
Great views can come with drainage, grading, foundation, and resale challenges. A flat, usable lot is usually easier to own and sell.
    5    Buying directly beside a busy road.
You might get a discount when you buy—but you may have to give that same discount when you sell.
After 10 years in real estate, I pay the most attention to the things you can’t change: location, lot, and surroundings.

Most buyers head straight inside the house… but I’d spend a good 15 minutes checking out the outside first.
Because you’re not just buying a home — you’re buying into the area around it.
✔️ Walk around the street
Before you fall in love with the kitchen or the bedrooms, take a walk around the block. Does the street feel like somewhere you’d actually be happy coming home to every day?
✔️ Look at the parking situation
Try visiting when the neighbourhood is busy. If finding a parking spot already feels like a challenge, think about what that could be like every single evening.
✔️ Pay attention to the noise
Spend a few minutes outside without distractions. Listen for traffic, construction, nearby businesses, planes, trains or anything else that could become noticeable once you live there.
✔️ Get a feel for the neighbourhood
Are people walking their dogs? Are families outside? Do neighbours seem to know each other? You’re not being nosy — you’re figuring out whether the community feels right for you.
✔️ Imagine your normal routine
Think beyond viewing day. Where will you park? How far are you carrying groceries? What will your commute look like? Is it easy to get to the places you visit regularly?
A home can look perfect in the photos and check every box on your wish list…

But if the location doesn’t fit your lifestyle, those beautiful countertops probably won’t make up for it.
