September Market Update 🏡

The fall market is off to a steady start.
📊 1,875 sales (+1 % YoY)
📈 17,000+ active listings = lots of choice for buyers
💰 Benchmark Price $1.14 M (-0.7 % MoM)
🏦 Bank of Canada cut rates to 2.5 %

“Metro Vancouver’s market showed steady normalization in September, with buyers benefiting from abundant inventory and lower borrowing costs,” said Andrew Lis, GVR’s director of economics and data analytics.

With the Bank of Canada cutting its rate to 2.5 %, buyers may find slightly improved affordability heading into fall.

“The August sales figures add further confirmation that sales activity across Metro Vancouver appears to be recovering, albeit somewhat slowly, from the challenging first half of the year,” said Andrew Lis, GVR’s director of economics and data analytics. “Sales in the detached and attached segments are up over ten per cent from last August, which suggests buyers shopping in more expensive price points are re-entering the market in a meaningful way.”

Here’s the scoop on the latest stats:
   • Total Sales: 1,959 residential sales in August 2025, down from 2,286 in July (-14%).
   • Inventory: 16,242 active listings, slightly lower than July’s 17,000+ but still well above seasonal averages.
   • Benchmark Price: $1,150,400, a 1.3% decline from July’s $1,165,300.

“Prices have eased around two per cent since the start of the year and are down about one per cent month over month in August, signalling that sellers have been willing to lower price expectations,” Lis added. “As sellers’ and buyers’ expectations have become more aligned, transaction volume has picked up. Newly listed properties remain in line with their ten-year seasonal average however, which when paired with increasing sales activity, is likely to diminish the available inventory. This also means the window of plentiful opportunity for buyers may soon begin closing if these trends continue.” - Andrew Lis

Home sales in Metro Vancouver are showing signs of recovery 📈 July’s figures confirm an emerging trend, with sales now just 2% below last year.
Here’s the scoop on the latest stats:
    •    Total Sales: 2,286 residential sales in July 2025, a slight 2% decrease from last year.
    •    Inventory: There are over 17,000 properties on the market, offering buyers a great selection.
    •    Benchmark Price: The composite benchmark price is holding steady at $1,165,300, down 2.7% from July 2024.

With the Bank of Canada holding interest rates steady, this could bring more certainty for buyers. While prices are currently trending sideways, a healthy inventory means it’s still a great time for buyers to find their perfect home.
