As someone who has worked in Burnaby, BC for over 8 years, my biggest piece of advice is to start with your lifestyle first. Burnaby is so incredibly diverse—you can have high-rise urban energy one minute and be lakeside in the forest the next.

Before you look at floor plans, look at:

Your daily routines: Do you want to grab your morning espresso on The Heights (Hastings St) or be steps away from the shops at The Amazing Brentwood? ☕️

Your commute or walkability: Do you need to be on the SkyTrain at Metrotown or Edmonds, or do you prefer the quick highway access near Government Road? 🚆

The season of life: Are you looking for the family-friendly trails near Burnaby Lake, the quiet prestige of Capitol Hill, or the academic vibe of Burnaby Mountain? 🌲

Once you identify the "vibe" that fits your life, the home search gets so much easier. Burnaby isn't just a city; it’s a collection of unique villages like Deer Lake, Lochdale, and South Slope, each offering something different.

A few years ago, some amazing clients of mine decided to trade their downtown Vancouver condo for a townhouse in Port Moody—and they’ll tell you today it was one of the best decisions they ever made.

At the time, they were craving more space, a true sense of community, and a slower pace of life—without giving up walkability, good coffee, or easy access to nature. Port Moody delivered all of that... and more.

Now, their summer weekends look completely different.

In Canada, the minimum down payment is 5% for homes up to $500,000. For homes above that, you’ll need 5% of the first $500,000 and 10% of the remainder. Most first-time buyers aim to save 5–10%. Use a mortgage calculator to explore how different down payments affect your monthly costs.

🔹 Open a High-Interest Savings Account
Grow your down payment faster by using a High-Interest Savings Account (HISA). Some Canadian banks and credit unions offer 4–5% interest with no fees. Bonus tip: Set up automatic transfers from each paycheque to stay consistent.

🔹 Look Into First-Time Home Buyer Incentives
