Metro Vancouver Market Update | May 2026 🗞️🏡

Metro Vancouver’s market stayed calm, but buyers are becoming more selective.

In May, residential sales reached 2,150, down 3.5% from last year. The biggest slowdown came from the apartment market, where sales dropped about 7.2% year-over-year. 🏢📉

At the same time, active listings reached 16,917, sitting 34.6% above the 10-year seasonal average. That means buyers have more options, and sellers need to be more strategic with pricing, presentation, and timing. 📊

Detached homes were slightly up from last year, attached homes stayed relatively steady, but apartments continued to drag the overall sales number down.

For buyers, that can mean more room to compare, negotiate, and make decisions with less pressure.

For sellers, it means pricing correctly from the start matters more than ever. A strong listing strategy is no longer optional — it is necessary. ✨

در ماه می، تعداد فروش‌ها به ۲,۱۵۰ معامله رسید؛ یعنی ۳.۵٪ کمتر از سال گذشته. بیشترین کاهش مربوط به بازار آپارتمان بود، جایی که فروش‌ها حدود ۷.۲٪ نسبت به سال قبل پایین‌تر آمد. 🏢📉

از طرف دیگر، تعداد لیستینگ‌های فعال به ۱۶,۹۱۷ ملک رسید؛ یعنی ۳۴.۶٪ بالاتر از میانگین ۱۰ ساله فصلی. این یعنی خریداران گزینه‌های بیشتری دارند و فروشندگان باید با قیمت‌گذاری دقیق‌تر، ارائه بهتر و استراتژی روشن وارد بازار شوند. 📊
