Week 12 of the Vancouver Real Estate market saw things firm up after a slower week.
Sales and New Listings diverged for the first time in a while.
Sales were up to 281 (from 259), while New Listings dropped to 346 (from 421). Total Active Listings were flat at 2,801.
Our overall market moved further into a Seller's Market with 2.49 MOI (from 2.7).
I believe that we are seeing some consolidation in the market as we move through Spring Break. In fact, that's what I would largely attribute the lower New Listing numbers as seller's are holding off on launching new listings.
East Vancouver continues to lead with strength. East Van condos remain the hottest sub-market with just 1.36 MOI ,followed closely with East Van townhouses with just 1.4.
However, East Van houses made a move in the last week. Sales jumped from 30 to 50 and we had the lowest MOI in some time with just 2.11.
Westside houses were the slowest sub-market yest again. After seeing some strength in recent weeks, that sub-market fell well back into a Buyer's Market with 8.18 MOI.
My expectation would be that listings will increase significantly once again starting NEXT week. We will more than likely also continue to see an increase in sales numbers as well as we move into the busier Spring market.
I believe that the last couple of weeks were likely just a temporary lull in activity...impacted significantly by two weeks of Spring Break. With that behind us, we now launch officially into what is traditionally the busiest time of year. The Spring Market.

It's an environment that's been full of pressure for what seems like forever...multiple offers, over-asking price sales, etc.⁠⁠
But, don't let it get to you! 😇⁠⁠
Stay focused on your goals. Remember WHY you are doing this...and how good it'll feel once you've secured your next home.⁠⁠..and above all, work within your budget. ⁠⁠

It's definitely no secret. In fact, it's one of the City's largest parks and also its highest point. ⛰️⁠⁠.and it gets it's fair share of attention for good reason⁠⁠
My favorite thing about this park? ⁠⁠
👀 From here, you have one of the best views of the City, and the mountains. ⁠⁠
On a beautiful day it can be absolutely breathtaking!

Week 11 of the Vancouver real estate market saw the market take a bit of a breather (March 13th - 19th, 2022). Activity levels by and large edged to the downside after ramping up through the first 2.5 months of the year.
Sales dropped to 259 (from 300). New Listings also fell to 421 (from 479)...while Total Active Listings were up slightly to 2,800 (from 2,772).
Combined, these numbers found us still well within a very hot Seller's Market with a Months-of-Inventory of 2.7 (up from 2.31). I repeat...despite this past week being a bit softer in terms of activity, we are still in a red-hot Seller's Market in nearly EVERY SINGL sub-market.
The drop in activity was fairly evenly distributed amongst the sub-markets...although, it could be said that the slow-down was slighlty more pronounced in East Vancouver (across all property types).
The hottest sub-market remains East Van condos with 1.98 MOI. That's despite a big drop in sales over the last week (37 from 62). Condos remain the hottest segment across the board including on the Westside (1.98 MOI) and Downtown (2.37 MOI).
In fact, Westside condos were the only sub-market to see a bump higher in Sales last week (59 from 54).
The only sub-market that does not find itself in a Seller's Market is Westside Houses. I'm sure that's no surprise to anyone as that's very consistently been the exception for some time. However, while it may be the "weaker" sub-market is continues to show signs of strengthening and is currently a Balanced Market with 5.29 MOI.
Some are questioning whether recent weeks are seeing a tipping-point in our market. The only way to know for sure will be to look back months from now. However, I'm not so sure.
I think what's more likely is we are just seeing a little breather in the market that was brought on by Spring Break. The fact that both listings and sales are down in tandem, and that activity levels are lower across sub-markets leads me to believe this is just a regular pause in our market...and a healthy one at that.

There's just one guiding principal that will guarantee you the MOST money possible.⁠⁠
Here it is: KEEP YOUR APPEAL AS BROAD AS POSSIBLE.⁠⁠
That means...⁠⁠
1️⃣. Neutral colours and smells.⁠
2️⃣. Remove personal, religious and political items.⁠
3️⃣. Stay on-trend.⁠⁠
Give the people what they want and you will be handsomely rewarded. 💰💰💰⁠⁠
By doing so, you'll increase your chances of getting more offers and walking away with more money.⁠⁠
So...while you may LOVE your black accent wall...you might find yourself in the minority. 🙊⁠⁠
You want buyers to see themselves in your home. You DO NOT want them to get distracted by things that they could easily change. 💯⁠⁠
Those may all be things that you feel passionately about, but at best it can be distracting for a potential buyer...and at worst...you may find yourself turning off the buyers that were willing to pay you top dollar.⁠⁠
✅ Focus on broad appeal and you'll walk away happy. It's worth it!

The keyword for the last week of the Vancouver real estate market was CONSOLIDATION. ⚖️
Leading into this week we had seen a pretty regular and steady increase in market activity...both sales and new listings. 📈
Sales edged slightly lower to 300 (from 316) while new listings rose slightly to 479 (from 477).
With total listing inventory rising to 2,772 (up from 2,688) we still find ourselves in an extremely strong Seller's Market with 2.31 MOI.
Condos continue to be the hottest market segment. Specifically, East Van condos where we had a red-hot 1.15 MOI this past week...but Westside (2.2 MOI) and Downtown (2.22 MOI) Condos were also hot.
Every sub-market is in a Seller's Market except for Westside houses. While that market has consistently trailed the rest of the city it HAS been strengthening. Not that long ago it languished in a strong Buyer's Market....but it's not moved to consistently be in a Balanced Market.
Tight market conditions continue. There is little choice in the market, but intense demand...and the result is that prices continue to get pressured upwards.

It's such an inspiring story...about the power of possibility, the force of will, human potential...and even love.⁠⁠
Nims Purja decided to do something that no one thought was possible, or had ever even considered being possible.⁠⁠
He climbed the 14 highest mountains in the world in just over 6 months.⁠⁠..while the first person (Reinhold Messner) to have done this feat took 16 years, and the previous record was 7 YEARS! 🙆‍♂️⁠⁠
Astonishing.⁠⁠
Perhaps even more so because no one had ever heard of him before he accomplished such an impressive feat. ⁠⁠..well, they have now! 💪⁠⁠
I love stories like this where humans accomplish great things based almost entirely on their sheer force of will.⁠⁠
I mean, if he can set world records like that, I can certainly get my kids to eat their dinner, right? ⁠⁠
Just about every challenge in my life looks pretty basic in comparison...🙊
