Here’s the September Stats from the Greater Vancouver REALTORS® Board for a quick snapshot of the market.

Sales were down 8.4%, new listings decreased by 10.3% and the benchmark price for all residential properties in Metro Vancouver decreased by 5.5% compared to September 2025. Total inventory also increased from 15,798 in August 2026 to 16,394 in September 2026.

While sales were down about eight per cent overall in September, this figure hides the fact the weakness is contained to the sizeable apartment segment, which typically accounted for half of sales in any given month in recent years. By contrast, sales of attached and detached homes finished slightly up from last September, consistent with our view that end-users are primarily driving the market, as investor-driven demand awaits more favourable market conditions.

Here’s the August Stats from the Greater Vancouver REALTORS® Board for a quick snapshot of the market.

Sales were down 4.6%, new listings decreased by 3% and the benchmark price for all residential properties in Metro Vancouver decreased by 5.6% compared to August 2025. Total inventory also decreased from 16,476 in July 2026 to 15,798 in August 2026.

The soft August sales data suggest the modest downward revisions we recently made to our 2026 forecast were a timely and prudent decision. The market’s performance matched our expectations for the first four months of 2026, but since May, sales have lagged our January forecast, and we expect that trend to persist to the end of the year.

Here’s the July Stats from the Greater Vancouver REALTORS® Board for a quick snapshot of the market.

Sales were down 9.8%, new listings decreased by 11.5% and the benchmark price for all residential properties in Metro Vancouver decreased by 6.2% compared to July 2025. Total inventory also decreased from 17,017 in June 2026 to 16,476 in July 2026.

Last month, we reported broad gains in home sales across all home types, raising the question of whether demand would continue to build into the summer. Instead, July sales were down nearly ten per cent, led by an 18 per cent drop in apartment sales, confirming to market watchers that the June momentum was not sustained. Over the past few years, the sales activity story has often been one step forward, one step back, and the June and July data are a prime example of this pattern.

Here’s the June Stats from the Greater Vancouver REALTORS® Board for a quick snapshot of the market.

Sales were up 9.6%, and new listings decreased by 6% compared to June 2025. Total inventory also increased from 16,917 in May 2026 to 17,017 in June 2026.

June saw a pattern of broad gains in home sales across all home types relative to the same time last year, which has been a rare occurrence in recent years. June’s data could be an early sign of a shift in the market. In recent years, sales trends have usually been mixed across home types, which is typical of a sideways trending market. But with all housing types posting gains in June, the data indicate demand may be returning to the market more broadly.

Here’s the May Stats from the Greater Vancouver REALTORS® Board for a quick snapshot of the market.

Sales were down 3.5%, and new listings decreased by 7.6% compared to May 2025. Total inventory also increased from 16,207 in April 2026 to 16,917 in May 2026.

While attached sales held relatively steady and detached sales edged up roughly one per cent in May, apartment sales were down about seven per cent year-over-year, which weighed down the overall sales total. Even then, apartment sales were not down uniformly across all regions –some of the larger areas such as North and East Vancouver saw increases relative to last year.
