If you’ve been looking down Division St lately, specifically down the road to the cemetery - you may have noticed something surprising:
hundreds of mature trees being cleared by heavy equipment on the west side of the road.

Naturally, I was curious.

So, I did some digging.
I checked the City of Ottawa’s Development Application Search (DevApps), looked for tree removal or site alteration permits, and even searched for public notices — and found nothing currently on file.

Here’s what I did find 👇

The land in question is 5634 Rockdale Road, a near 34-acre parcel owned by Berthin Construction Ltd., a long-time local builder led by the Legault family.

They’ve developed several well-known neighbourhoods in Orléans — streets like Legault, Richer, Toulouse, and Belval — and are known for custom single-family homes and small-scale subdivisions (very nice and well respected homes and subdivisions I might add).

The site is currently zoned Development Reserve (DR), which means it’s not yet approved for construction — only future residential potential. The lot's main access would eventually be directly to Rockdale right near the new speed camera.

So why the clearing?
My best guess: this is early site preparation — tree clearing and surveying — ahead of a future Plan of Subdivision application. It looks like Vars’ west-end expansion could soon be taking shape.

I’ll keep an eye on it and share updates as soon as the City posts a formal application or public notice.

📸 Photos below were taken today — it’s a big area (about 34 acres) being cleared south of the Mobile Home Community, North of the soccer field at Ecole St.Guillaume and all the way back to the cemetery.

📰 Development Update: 5574 Rockdale Road, Vars

Many of you may have noticed the property at 5574 Rockdale Road — there’s news on it worth sharing. The City of Ottawa has reactivated the Site Plan Control application for this site as of June 20, 2025.

🏗️ What’s Proposed

A two-storey, 12-unit condominium building with parking, landscaping, and site improvements.

The project has been under review before, and the owner has now restarted the application process.

Environmental studies noted nearby natural features, existing trees, and potential species habitats, which are being addressed through design and landscaping measures.

✅ Potential Positives

Adds new housing options in Vars, which can support local demand and bring more residents to the community.

Could mean more customers for local businesses and services.

Includes new landscaping and tree planting as part of the plan.

⚖️ Considerations

As with any new build, there may be questions about traffic, parking, and neighbourhood fit.

Some trees on site may be removed, though replacements and buffers are planned.

Construction timelines and final details are still to be confirmed.

🚧 Have you noticed the massive piles of earth being dug up at 5574 Rockdale Road?

Well it appears that construction has commenced on the development of a two-storey building - comprising 12 condominium units, with a mix of one and two-bedroom layouts. The building will be connected to the municipal water supply and will utilize a private septic system.

The site, previously a maintained open field, is being transformed to offer modern housing options while respecting the surrounding natural environment. Environmental assessments have been conducted to ensure minimal impact on nearby natural features and species at risk. The development maintains a setback of over 15 meters from adjacent surface water features, and plans include the planting of 25 new native trees to enhance the landscape.

This project represents a thoughtful addition to our growing village, providing new housing opportunities while preserving the charm and ecological integrity of Vars.

🤔 Top 5 Reasons why VARS is the best place to live, and if you tried to sell your home and couldn't - these things were probably missed (You wouldn't know this unless you lived here).

5. It's INCREDIBLE location. We are literally a few minutes to the Highway - which is a 110kmph highway in a simple, straight line to the 'City'. This makes getting 'to town' a 20-25 minute enjoyable commute from our front door.

4. It's away from the hustle and bustle of the Urban area. To get home, you either drive down a peaceful treed highway, or you take a few long and scenic country roads - which gives you the opportunity to 'check out' from the chaotic environments in more highly populated areas.

3. More space. Our lots are big, our streets have shoulders large enough to walk your dog safely, and our backyards are family retreats. We enjoy enough privacy with our treed lots to feel free, but we're close enough to have our kids walk back and forth between friends' houses.

2. Campfires, baseball games, street hockey, pool parties, community BBQ's and movie nights, and ice skating. We make our own fun and we play outside in Vars. As opposed to neighbourhoods where everyone stays inside and doesn't know each other, we are a 'front porch' community that engages with each other. Traffic in Vars means waiting 30 seconds for the train to pass.

1. A slower, simpler and friendlier pace of life. In Vars, we take our time, our kids play in the streets, we spend time with each other on weekends, and we're always there to lend each other a hand, a tool, or some equipment for whatever is needed. We have a strong sense of community and even of extended family. Life is good in Vars.
