Ontario Tax Relief Spurs New Homes
As someone who’s spent years guiding clients through the intricacies of Vaughan and the GTA real estate market, I’ve seen firsthand how government policies shape affordability. Did you know that in Ontario, taxes and government charges have accounted for about 36% of a new home’s price? That’s more than a third of the cost going well beyond the actual building expenses. Development charges alone often exceed $100,000 per single-family home in many municipalities, and when combined with other levies, can add up to $200,000.

Recently, a joint federal-provincial program has offered municipalities access to funding if they reduce residential development charges by 30%-50% (or more) and keep those reductions for at least three years. After the HST cut, Ontario saw 8,400 new home sales in the first three monthsβ€”up from 3,600 in the same period each previous year. Making the HST rebate and these reduced development charges permanent could provide the certainty buyers, builders, and municipalities need to truly improve affordability and increase housing supply.

At the same time, it’s important to be aware that the broader economy and housing market remain delicate, with residential real estate insolvencies still running higher than usualβ€”something buyers should keep in mind. For those considering a new freehold home, there’s an opportunity to enhance deposit protection: enrolling within 45 days can secure coverage up to $100,000 and give you access to warranty guidance earlier in the process.

Looking ahead to the rest of the year, the outlook remains positive.
