The Toronto Regional Real Estate Board’s (TRREB) Market Outlook and Year in Review report indicates that a well-balanced housing supply will keep annual home price growth in line with inflation. The average selling price in the Greater Toronto Area (GTA) is expected to see moderate increases throughout the year.

For all home types combined, the average selling price is projected to reach $1,147,000, reflecting a 2.6% increase over 2024. Price growth is anticipated to be stronger for single-family homes, while the condo apartment market is expected to remain well-supplied.

Toronto, Ontario – November 6, 2024 – Home sales in the Greater Toronto Area (GTA) saw a significant year-over-year increase in October 2024. While new listings also rose, they did so at a slower annual pace, leading to tighter market conditions compared to October 2023. The average selling price showed a modest annual increase.

In October 2024, GTA realtors reported 6,658 home sales via TRREB’s MLS System, marking a 44.4% rise from the 4,611 sales in October 2023. New MLS listings reached 15,328, reflecting a 4.3% year-over-year growth. Seasonally adjusted, October sales also rose compared to September.

The MLS Home Price Index Composite benchmark fell by 3.3% year-over-year in October 2024, while the average selling price increased by 1.1% compared to October 2023, reaching $1,135,215. On a seasonally adjusted basis, the average selling price edged up from September levels.

GTA Home Sales Rise in July 2024 🏡📈

In July 2024, GTA home sales rose by 3.3% compared to last year, reaching 5,391 sales. Recent Bank of Canada rate cuts have made borrowing more affordable. New listings jumped by 18.5% to 16,296, giving buyers more options and slightly reducing selling prices. The average selling price was $1,106,617, down 0.9% from July 2023.

As borrowing costs continue to drop, sales are expected to increase further. While home prices may initially stay flat due to high inventory, they are projected to rise once the inventory is absorbed. Innovation in home construction and better public transit connectivity will be crucial for future growth. 🚆🏘️
