Higher-priced properties saw even steeper reductions. It’s a reminder that this kind of negotiation is actually quite normal, especially when increased inventory gives buyers a bit more leverage. Of course, if the number of listings drops, that dynamic can shift. Ontario New Housing Shows Optimism
There’s a sense of optimism returning to Ontario’s new housing market—something I always love to see for the clients and families I work with. Recent government actions have led to an uptick in home sales and more proposed and enrolled new homes. What’s interesting is that enrolment activity often gives us a sneak peek at what’s coming, since builders typically qualify and then enrol homes just before construction begins.

Still, the picture isn’t all rosy. The broader Ontario economy and housing market remain on shaky ground, with residential real estate insolvencies much higher than usual. It’s a reminder that buyers need to stay informed and cautious. One important tip for buyers of new freehold homes: by signing up within 45 days, you can boost your deposit protection up to $100,000—and get earlier access to warranty guidance.

Looking ahead, I’m hopeful for a continued rebound with more quality, affordable homes on the horizon. As always, making sure you’re protected remains my top priority as we navigate this ever-changing market together.

Noticing a slowdown in Toronto’s housing starts this year—activity is down 10% compared to last year, which signals a pause in new construction across our city’s urban core. There are currently 37 building permits in the pipeline, tied to 6,600 new condo apartment units, but shovels haven’t hit the ground yet for these projects. While it may seem quiet, it’s important to remember that housing-start data often trails behind what’s really happening, since these big developments go through a long planning, pre-sale, and permitting process before construction even begins. Some of these condos will still move ahead, because many of the pre-sales happened before the recent dip in activity.
