Ontario’s New-Home HST Rebate: What Buyers Should Know.

There’s been a lot of discussion around Ontario’s enhanced HST rebate for new homes. But how is it actually affecting the market right now?🤷🏼‍♀️🏡🏙️

Based on current market observations:

➡️ Some builders have reduced prices, while many have not yet changed their pricing.

➡️ Buyers may still be able to purchase certain new homes at lower prices before builders fully incorporate the rebate into their pricing and transaction process.

➡️ In the meantime, the buyer generally pays the applicable HST at closing and applies separately for the rebate, subject to the program’s eligibility requirements.

➡️ The temporary nature of the program is also encouraging some buyers to act sooner rather than later.

📍The important takeaway: The headline HST rebate is only part of the story. The builder’s pricing, purchase agreement, timing and the buyer’s eligibility can all affect the overall cost of a new home.

For anyone considering a new build purchase, understanding how the rebate works before signing an agreement can make a significant difference.

If you follow the real estate market, you’ll often hear about bonds and bond yields, but why do they matter?

Bond yields reflect investors’ expectations about inflation, economic growth and future interest rates. When markets become concerned about inflation, bond yields can rise, which can put upward pressure on borrowing costs.

But the relationship isn’t always straightforward📈📉

A significant rise in energy prices, for example, can initially fuel inflation concerns. If higher costs then cause consumers to reduce spending, economic growth can slow. If the economy weakens significantly, central banks may eventually need to lower interest rates to stimulate economic activity.

For the real estate market, this is important because bond yields can influence fixed mortgage rates, while expectations around the economy and Bank of Canada policy can influence where borrowing costs go next.

The key takeaway? Don’t look at interest rates in isolation. Understanding bonds, inflation and economic growth can provide valuable context for where the Canadian housing market may be headed.
