🏦 FIVE THINGS THAT CAN KILL YOUR MORTGAGE APPROVAL BETWEEN OFFER AND CLOSING.

You're approved. You're excited. Please don't do any of these before the keys are in your hand.

1️⃣ FINANCING A CAR. New debt changes your debt service ratios, and lenders re-check. This is the number one deal-killer I see.

2️⃣ OPENING NEW CREDIT. Store cards, lines of credit, buy-now-pay-later. Every application affects your file.

3️⃣ CHANGING JOBS. Even for more money. Lenders want stable, verifiable employment history at the time of closing. If a change is unavoidable, tell your broker immediately.

4️⃣ MOVING YOUR DOWN PAYMENT AROUND. Large unexplained deposits trigger source-of-funds requirements. Keep it in one account with a clean 90-day history.

5️⃣ MISSING A PAYMENT. On anything. Even once.

WORTH DOING:
βœ… Deep clean. Every time. Nothing returns more per dollar.
βœ… Declutter and depersonalize. Buyers need to imagine themselves there.
βœ… Paint in neutral tones β€” the highest-return improvement in real estate.
βœ… Fix the small visible defects. Dripping taps and sticking doors signal neglect.
βœ… Landscaping and curb appeal. The first photo decides whether there's a showing.
βœ… Professional photography. Non-negotiable in 2026.

USUALLY NOT WORTH IT BEFORE LISTING:
❌ Full kitchen or bathroom renovations β€” you rarely recover the cost, and your taste may not be the buyer's

πŸ” HOW TO ACTUALLY READ A LISTING. FIVE PHRASES AND WHAT THEY USUALLY MEAN.

Every buyer in the GTA scrolls listings. Very few read them properly. Here's a translation guide from 26 years on this side of the table.

"COZY" or "EFFICIENT" β€” small. Not a flaw, but measure before you fall in love.

"AS IS, WHERE IS" β€” the seller won't warrant condition. Often an estate sale or a power of sale. Sometimes a genuine opportunity, but your inspection and your lawyer matter enormously here.

"MOTIVATED SELLER" β€” sometimes real, sometimes marketing. Check the days on market and the price history before you assume leverage. GTA average is 35 days (Source: TRREB, August 2026).

"RENOVATED" β€” ask WHAT, WHEN, and BY WHOM. Permits? A renovation without permits can become your problem at resale.

"ESTIMATED SQUARE FOOTAGE" β€” it's an estimate. Verify anything you're paying for.

And always: ask for the property's listing history. Relisted homes tell a story.

If you only track five figures for the Greater Toronto Area housing market this month, make it these.

🏑 THE MORTGAGE STRESS TEST, EXPLAINED WITHOUT THE JARGON.

Every GTA buyer runs into this and most only half-understand it β€” which is how people end up shocked by their approval amount.

Canadian federally regulated lenders must qualify you at the GREATER of the Bank of Canada's benchmark qualifying rate or your contract rate plus 2%. Not the rate you'll actually pay. A higher one.

What that means in practice: if you're offered 4%, you must prove you could carry payments at 6%. Your approval is calculated on the higher figure, so the amount you qualify for is meaningfully lower than the amount your actual payment implies.

Why it exists: it's a buffer against rate increases at renewal. Frustrating in the moment, genuinely protective over 25 years.

How to improve your position: pay down consumer debt (it hits your ratios harder than most people expect), avoid new credit before closing, and document income properly if you're self-employed.

This is the most stressful decision in any move, and most advice online is written for a different market than the one we're in.

Here's the current reality (Source: TRREB, August 2026): GTA active listings are down 11.3%, new listings down 14.1%, and homes average 35 days on market. Inventory is thin.

SELL FIRST when: you need certainty on your budget, you can't carry two properties, or your purchase depends on your sale proceeds. In thin inventory this is riskier than usual β€” there's less to buy β€” so negotiate a longer closing to give yourself runway.

BUY FIRST when: you have the financial capacity to bridge, or you've found something genuinely rare that won't repeat. With supply this tight, that scenario is more common than it was a year ago.

The deciding factor is almost always financing capacity, not market timing. Talk to a mortgage professional BEFORE you list or offer.
