πŸ”₯ πŸ”₯ πŸ”₯ Should explain it, pretty simple. The important thing to keep in mind when looking at these stats is Covid hit mid March last year which put a some strain on the market as buyers and sellers did not know what to expect.

Certain areas are seeing a bit of a slow down and others are still going strong. Some sellers are becoming greedy and not accepting the best offer they get on offer night. So they are re listing their homes at a price that they want. This could be the beginning of a change in the market like we saw back in 2017. But only time will tell.

October sales were up 25% to over 10,500 homes trading hands last month. The majority of which are freehold properties as condos only accounted for 2.2% and average condo prices are up a minimal 0.7%. Toronto is feeling it a lot more as condo sales are down 8.5%. This is due to investors selling because of the pandemic and more and more people needing cash.

We believe the detached housing market will continue to stay strong for the remainder of the year as many people are looking to get out of condos and into homes solely due to more people working from home and needing more space.

All to quality tenants staying for a minimum of 1 year and always increasing the rent once tenant moved out.
