Falling home prices drive record 10th straight quarter of affordability gains
After more than 38 years in real estate, I’ve seen the market ebb and flow, but it’s notable to see affordability improve for the 10th consecutive quarter. This latest shift comes as declining home prices have managed to offset the impact of higher mortgage rates, with average payments now accounting for 51.1% of median income. Vancouver continues to top the list as the least affordable market, and as always, the road ahead will depend on steady income growth and a careful balance in home price trends. My experience across residential, commercial, and industrial real estate reminds me that these moments of improved affordability are opportunities for both buyers and sellers to re-examine their next move with the right guidance.
